ORDINANCE NO. 341 <br /> ORDINANCE OF THE CITY COUNCIL <br /> OF THE TOWN OF LOS ALTOS HILLS <br /> EXPANDING THE CRITERIA FOR WHEN <br /> CONDITIONAL DEVELOPMENT PERMITS ARE NECESSARY <br /> WHEREAS, due to the difficulty of accommodating development <br /> on substandard lots which have a Lot Unit Factor of .50 or less, <br /> a conditional development permit is required; and <br /> WHEREAS, development is also difficult to accommodate on <br /> lots with a human habitation setback; and <br /> WHEREAS, this additional restraint often merits special <br /> consideration through the conditional development permit process; <br /> NOW, THEREFORE, the. City Council of the Town of Los Altos <br /> Hills does ORDAIN as follows: <br /> SECTION 1. AMENDMENT OF CODE. Section 10-1. 1107 (3) <br /> entitled "Conditional Development Permits: Approval; Condition" <br /> of Chapter 1, "Zoning" of Title 10, "Zoning and Site Development" <br /> of the Los Altos Hills Municipal Code is hereby amended by <br /> amending paragraph (a) to read as follows: <br /> (a) On substandard lots, due to the difficulty of <br /> accommodating development which meets the objectives and <br /> standards of the Town, any lot which has a Lot Unit Factor <br /> of .50 or less shall require a conditional development <br /> permit from the Planning Commission. In addition, any lot <br /> significantly constrained by a human habitation setback for <br /> geologic hazard areas or a non-human habitation setback for <br /> noise shall require a conditional development permit from <br /> the Planning Commission, unless the Zoning Administrator <br /> finds that the lot is not significantly constrained by such <br /> setback or zone. Prior to the granting of any permit, the <br /> Planning Commission must find that: <br /> SECTION 2. REPEAL OF ORDINANCE NO. Upon the effective <br /> date of this ordinance, Ordinance No. extending Urgency <br /> Ordinance No. 337 to require Conditional Development Permits for <br /> lots with a human habitation setback is hereby repealed. <br /> SECTION 3. EFFECTIVE DATE; POSTING. This ordinance shall <br /> become effective thirty (30) days from the date of its passage, <br /> and shall be posted within the Town of Los Altos Hills in three <br /> (3) public places. <br />
