9. Fire retardant roofing (Class A) is required for all new construction. <br />10. All space heating and water heating systems installed in the new residence and/or detached <br />habitable building shall be all -electric systems pursuant to Section 8-1.6.02 of the Town's <br />Building Regulations. Gas or propane heating systems are not permitted. If gas cooking or <br />clothes drying appliances are installed, then dedicated electrical receptacles and circuits will <br />be required to allow for future electric appliances. Fireplaces and all outdoor gas appliances <br />are excluded from these requirements. <br />11. All construction shall comply with Section R337 of the 2019 California Residential Code <br />(Materials and Construction Methods for Exterior Wildfire Exposure). <br />12. No new fencing or gates are approved. All relocated or modified gates shall meet Fire <br />Department access requirements with a clear entrance of 14 feet. Any additional or <br />modified fencing or gates on the property shall require review and approval by the <br />Planning Department prior to installation. Any replacement fencing, for the fencing <br />being removed to accommodate the road widening, shall not be located in the roadway <br />easement and shall require review and approval by the Planning Department prior to <br />installation. <br />13. All retaining walls along the rebuilt Cantata Way roadway shall be a dark earth -tone <br />color that is integrated into the concrete or into the blocks used to construct the wall. <br />14. Relocation of mailboxes within the private road fire access improvements identified in <br />Condition of Approval #15 shall be at the responsibility of the applicant. Mailboxes <br />located within the public right-of-way (O'Keefe Lane) shall require an encroachment <br />permit from the Engineering Department. <br />15. Applicant shall be responsible at its sole costs and expense for widening of the private <br />roadway of Cantata Way from ten feet to 20 feet per the requirement of the Santa Clara <br />County Fire Department within the 50 -foot -wide existing easement and not encroach <br />onto neighboring private properties. The applicant shall coordinate with the <br />neighboring property owners for the road widening with respect to construction hours, <br />traffic, confirming property boundaries and other conditions as described in Condition <br />of Approval #41. A grading permit shall be required and the road design shall comply <br />with all applicable standards for roadways within the Town. <br />16. All exterior building lighting fixtures shall be down directed and fully shielded non-movable <br />fixtures and shall not exceed 600 lumens and 3000 Kelvins. Exterior landscape and <br />patio/path lighting is not approved at this time and shall be submitted with the required <br />landscape screening plan. Any changes to the approved lighting plan shall be approved by <br />the Planning Department prior to installation. <br />17. All construction shall comply with 2019 California Green Building Standards Code, Part 11, <br />Title 24 mandatory measures.
