3.1 <br />TOWN OF LOS ALTOS HILLS June 5, 2008 <br />Staff Report to the Planning Commission <br />RE: A SITE DEVELOPMENT PERMIT FOR A NEW RESIDENCE WITH A <br />BASEMENT, ATTACHED SECONDARY DWELLING UNIT, CABANA, <br />SWIMMING POOL AND SPA. Approve the requested Site Development Permit for a new residence, secondary <br />dwelling unit, pool, spa, and cabana and the Grading Policy exception for the <br />driveway and backup area adjacent to the basement garage, subject to the <br />recommended conditions in Attachment 1 and Findings of Approval in Attachment 2; <br />AND <br />2. Deny the request for a Grading Policy exception for the rear yard, pool, spa, and <br />access ramp to the secondary dwelling unit and direct the applicant to submit a <br />revised grading plan that complies with the Town's grading policy. <br />BACKGROUND <br />This project was continued from the May 1, 2008 Planning Commission meeting to allow <br />the applicant additional time to resolve issues brought forward by an adjacent neighbor <br />and to re -notice the project to include the request for a grading policy exception. <br />The subject property is located on the west side of Ascension Drive. The surrounding <br />uses include single-family homes on adjacent parcels to the west, north, and, south, and a <br />vacant property across Ascension Drive to the east. The applicant proposes to demolish <br />an existing single story residence and construct a new single story residence with <br />basement, attached secondary dwelling unit, swimming pool, spa, and cabana <br />CODE REOUIREMENTS <br />As required by Section 10-2.301 (c) of the Municipal Code. This application for a new <br />residence has been forwarded to the Planning Commission for review. The Zoning and <br />Site Development sections of the Municipal Code are used to evaluate proposed projects <br />including floor and development area limitations, grading, drainage, height, setbacks, <br />visibility, and parking requirements. <br />
