5.2 <br />TOWN OF LOS ALTOS HILLS July 17, 2008 <br />Staff Report to the Planning Commission <br />RE: SITE DEVELOPMENT PERMIT FOR A NEW 5,833 SQUARE FOOT <br />RESIDENCE WITH A 1,322 SQUARE FOOT BASEMENT AND A NEW <br />SWIMMING POOL; LANDS OF BURGER; 11580 OLD RANCH ROAD; FILE <br />#12-08-ZP-SD-GD. <br />FROM: Brian Froelich, AICP, Associate Planner. <br />APPROVED BY: Debbie Pedro, AICP, Planning Director7SP <br />RECOMMENDATION That the Planning Commission: <br />Approve the requested Site Development Permit and Grading Policy Exception subject to <br />the conditions and findings of approval in Attachments 1 and 2. <br />BACKGROUND <br />The subject 1.11 acre parcel is located on the cul-de-sac of Old Ranch Road. The <br />pentagonal shaped property has a moderate (14.3%) down slope from the Old Ranch <br />Road. Surrounding properties are subdivided and developed with single-family homes. <br />The applicant is proposing to demolish the existing dwelling and driveway on the <br />property to construct a new multi-level home with the lower level consisting of a partial <br />(daylighted) basement. Proposed accessory features proposed include a new driveway, <br />swimming pool, and patio areas. <br />CODE REQUIREMENTS <br />This application is not eligible for the Fast -Track process under section 10- <br />2.1305. 1(a)(3), because the applicant requests a Grading Policy Exception. Specifically, <br />the proposal includes an area where the maximum cut depth would exceed the Grading <br />Policy maximum by five (5) feet.
