C. <br />RECOMMENDATION: That the Planning Commission: <br />Approve the requested Site Development Permit for the new residence and secondary <br />dwelling unit and deny the request for a grading exception for the swimming pool and <br />yard area, subject to the recommended conditions in Attachment 1. <br />BACKGROUND <br />The subject property is located at the terminus of a cul-de-sac on Barton Court. <br />Surrounding uses include single-family homes on adjacent parcels to the east, west and <br />south. The applicant proposes to demolish an existing single story residence on the <br />property and construct a new two-story residence with a basement, an attached secondary <br />dwelling unit, and a swimming pool. <br />CODE REOUIREMENTS <br />As required by Section 10-1.1103 of the Zoning Ordinance, this application for a new <br />residence has been forwarded to the Planning Commission for review and approval. The <br />Zoning and Site Development sections of the Municipal Code are used to evaluate new <br />residences including building siting, floor and development area limitations, grading, <br />drainage, height, setbacks, visibility, and parking requirements. <br />DISCUSSION <br />Site Data: <br />Gross Lot Area: <br />1.055 acres <br />Net Lot Area: <br />1.055 acres <br />Average Slope: <br />14.7% <br />Lot Unit Factor: <br />0.949 <br />
