LAND AND EASEMENT DEDICATIONS: <br /> 1 . The applicant shall improve Elena Road at half width <br /> along the frontage of Lots 1 and 3 to Town Standards . <br /> ' 2 . The applicant shall dedicate a 35 ' wide right-of-way for <br /> a private street as shown on the Tentative Map. The <br /> Final Map shall reflect this right-of-way dedication. <br /> 3 . A recorded drainage easement shall be obtained onto the <br /> Lands of the State of California , for any and all <br /> drainage directed across this property by virtue of im- <br /> • provements to this subdivision, prior to recordation of <br /> final map. <br /> 4 . The applicant shall submit grading and drainage plans to <br /> the State of California Department of Transportation, and <br /> receive the Department' s determination that proposed <br /> grading and drainage improvements will not have an ad- <br /> verse effect on State facilities prior to recordation of <br /> the Final Map. <br /> • <br /> 5 . The applicant shall dedicate a ten foot (10 ' ) <br /> pedestrian/equestrian easement along the northerly prop- <br /> erty line of Lots 1 and 2 . <br /> • <br /> PUBLIC UTILITIES : <br /> 6 .
