LAND AND EASEMENT DEDICATIONS: <br /> 1 .A. The owner shall dedicate a Conservation Easement as redlined by <br /> staff on the Tentative Map, dated received January 23, 1987, <br /> (approximately following lands greater than 30% slope ) , to the <br /> satisfaction of the City Engineer and. Town Planner . No structures, <br /> grading or vegetation removal shall be allowed within the easement , <br /> with the exception of grading for installation of storm drainage and <br /> sanitary sewer improvements . <br /> 1 .B. The owner shall dedicate public right-of-way for Three Forks Lane <br /> and Middle Fork Lane , and Three Fork Lane shall be realigned such <br /> that it outlets to Country Way. That portion of Three Fork Lane <br /> which is made unnecessary by the realignment shall be abandoned and <br /> the pavement shall be removed and the area planted . <br /> 1 .C. Utility and drainage easements shall be dedicated to the <br /> satisfaction of the City Engineer and utilities. <br /> 1 .D. Emergency access easements shall be dedicated to the satisfaction of <br /> the Fire Marshall and City Engineer . <br /> 1 .E. Pathway easements shall be dedicated to the satisfaction of the <br /> Pathway, Park and Recreation Committee and City Engineer . An <br /> easement shall follow the alignment of the emergency access <br /> easement , as shown on the Tentative Map, and shallconnectto paths <br /> contained within the public right-of-way described in condition 1B, <br /> existing easement shall connect to Byrd Lane . <br /> 1 .F. Private sewer easements shall be dedicated to the satisfaction of <br /> the City Engineer . <br />
