• • <br /> Exhibit #1, attached hereto and incorporated herein. <br /> CHAPARRAL WAY: <br /> The boundary of the Subarea Plan for the Chaparral <br /> Way is shown on Exhibit #1 . The current problems of the <br /> Subarea Plan area are; <br /> 1. The effective use of land is being hampered by a <br /> lack of precise criteria under which the area can <br /> develop. <br /> 2. Development of properties is increasing the drainage <br /> and erosion problems of the area. <br /> 3. Increased development is also threatening wildlife <br /> and decreasing the amount of natural vegetation. <br /> The land within the Chaparral Way Subarea is sensi- <br /> tive to the intensity of land use and grading due to the <br /> wildlife, natural vegetation, steepness and susceptibility <br /> to erosion of the terrain. Because of this sensitivity, <br /> the area requires the consideration of the following stan- <br /> dards when determining the land use intensity and improve- <br /> ments : <br /> 1 . Due to the instability of the existing soils, <br /> residences should be located on relatively flat <br /> areas, i.e. , less than 20% slope of the natural <br /> ground. <br /> 2 . The rural atmosphere should be maintained by the <br /> heavy use of landscape screening with native vege- <br /> tation. <br /> 3 . Since the soil is highly susceptible to erosion, <br /> impervious surfacing should be limited to minimize <br /> storm water . runoff. <br /> 4. Residences shall be located away from any drainage <br /> channels . <br /> 5. Terracing of slopes shall be kept to a minimum. <br /> 6 . All drainage channels that receive storm water <br /> from improved areas shall be improved to accept <br /> excess drainage either with an underground <br /> g g <br /> -2- <br />
