• i <br /> development review shall be processed pursuant to <br /> Subsection (c) below; <br /> (4) Construction of any structure, combination of <br /> structures, or additions to structures which equal or, <br /> exceed three thousand (3 , 000) square feet of development <br /> area, but are less than seven thousand five hundred <br /> (7, 500) square feet of development area; <br /> (5) , The construction of any structure, combination <br /> of structures, or additions to structures which equal or <br /> exceed nine hundred (900) square feet of floor area, but <br /> are less than one thousand five hundred (1, 500) square <br /> feet of floor area; <br /> (6) The construction of a private vehicular access <br /> or driveway which results in a new or relocated access <br /> point to a public or private road; <br /> (7) The construction or installation of any antenna <br /> equal to or greater than forty feet (401 ) in height but <br /> less than sixty-three feet (631 ) in height; <br /> (8) The construction or installation of any dish <br /> antenna equal to or greater than twelve feet (121 ) in <br /> diameter; <br /> (9) The construction of any tennis court, sports <br /> court, or swimming pool; <br /> (10) Landscape plans when required by Planning <br /> Commission action; or <br /> (11) Any other proposal deemed appropriate by the <br /> Planning Director for a noticed hearing conducted by the <br /> Planning Director. <br /> (c) Planning Commission Review. The Planning Commission <br /> shall review and act on site development applications for <br /> the following activities : <br /> (1) The construction of a principal residence; <br /> (2) The construction of a detached secondary <br /> dwelling in excess of seven hundred fifty (750) square <br /> feet of floor area; <br /> (3) Grading: <br /> (i) For fills equal to or exceeding ten feet <br /> (101 ) in vertical depth, at their deepest point measured <br /> from the natural ground surface; <br /> (ii) For excavations equal to or exceeding <br /> thirteen feet (131 ) in vertical depth, at their highest <br /> point measured from the natural ground surface; <br /> (iii) For excavations or fills, or any <br /> combination thereof, equal to or exceeding one thousand <br /> (1, 000) cubic yards; <br /> 4 3\1ah\ord\10-162.ord <br />
