Williams, Planning Dire to) <br /> RECOMMENDATION That the Planning Commission: <br /> Approve the requested Site Development Permit, subject to the recommended conditions <br /> of approval, including reducing the height to not exceed 23 feet. <br /> BACKGROUND <br /> The subject property is located on the west side of La Paloma Road, three lots south of <br /> Fremont Road and is undeveloped. A 1986 lot line adjustment created the present <br /> property boundaries. There are no existing easements on the property, although a 20 foot <br /> wide storm drain easement will be granted near the south property line for future drainage <br /> improvements. Adjacent properties are all developed with single-family residences and <br /> related uses. One lot on the east side of La Paloma is undeveloped, and the former <br /> Maurer property to the west will be redeveloped with two new residences if the Zatparvar <br /> Subdivision receives final approval of the City Council (scheduled for the January 21, <br /> 1998 meeting). <br /> CODE REQUIREMENTS <br /> As required by Section 10-2.301 of the Site Development Ordinance, this application for <br /> a new residence has been forwarded to the Planning Commission for review and <br /> approval. Criteria for review from the Site Development Ordinance include grading, <br /> drainage, building siting, pathways, landscape screening and outdoor lighting. Zoning <br /> Code review encompasses compliance with floor and development area requirements, <br /> setbacks, height and parking. <br /> DISCUSSION <br /> Site Data: <br /> Gross Lot Area: 1.14 acres <br /> Net Lot Area: 1.14 acres <br /> Average Slope: 3.4% <br /> Lot Unit Factor: 1.14 <br />
