Williams, Planning Dire or <br /> RECOMMENDATION That the Planning Commission: <br /> 1. Approve the project, subject to the recommended conditions in Attachment 1 which <br /> includes requirements to reduce the overall height by two feet and to reduce the <br /> difference between the finished floor and natural grade to five feet or less; OR <br /> 2. Deny the requested site development permit making findings for denial; OR <br /> 3. Approve the requested site development permit as submitted, subject to the recommended <br /> conditions, deleting the redesign criteria from condition#1. <br /> BACKGROUND <br /> The Planning Commission considered plans for a new residence on March 25, 1998, and voted <br /> unanimously to continue the application for redesign. The Commission expressed concerns <br /> about the overall height of the house (27 feet), the height as measured from the lowest to highest <br /> point (35 feet), the lack of stepping at the rear of the house, two-story vertical elements on either <br /> side of the front entry and the height of the foundation wall below the balcony (seven to eight <br /> feet). The applicants were directed to redesign based on the Commission's comments.
