The existing garage, <br /> located close to the north property line is proposed to be removed, so that the net <br /> addition to the floor area would be 579 square feet. <br /> The addition is designed to step down with the natural slope of the building site and the <br /> roofline follows the natural grade as well. The existing house is located at the flattest <br /> portion of the lot, with the addition stepping down 3 feet from the main building pad. A <br /> 370 square foot deck is proposed at the back side of the addition to obtain some outdoor <br /> living area. The height of the addition would be 19.5 feet from the building pad and 13 <br /> feet at the south side of the new addition. The maximum height of the new residence will <br /> be 201/2 feet as measured from the natural grade. Story poles have been placed on the site <br /> for the Commission's review. <br /> Proposed exterior materials include stucco siding and wood trim with a stone base, and an <br /> architectural shingle roof The addition and the new garage have been designed with a <br /> minimal height and the roof is designed to slope with the natural slope of the lot to lessen <br /> visual impacts of the additional areas. Ten skylights are proposed with the residence. <br /> Exterior colors have not yet been chosen. Staff will review proposed colors for <br /> conformance with the Town's adopted color board,prior to the painting of the residence. <br />
