Williams, Planning Direct13 <br /> RECOMMENDATION That the Planning Commission: <br /> Approve the requested Site Development Permit, subject to the recommended conditions <br /> of approval. <br /> BACKGROUND <br /> The subject property is a vacant lot located at the southeast intersection of Concepcion <br /> Road and Elsie Way. Although the property is vacant, there had been some grading on <br /> site during the 1940's prior to the incorporation of the Town. There are several pine trees <br /> along Concepcion Road and Elsie Way. <br /> The subject property is lot 6 of tract 7614 which was subdivided in 1987. Although the <br /> microfilm for this subdivision has been misplaced, staff recalls from previous projects <br /> that the only lot specific conditions concerned the 3 lots on Via Arline regarding drainage <br /> through the swale. <br /> CODE REQUIREMENTS <br /> As required by Section 10-2.301 of the Site Development Ordinance, this application for <br /> a new residence has been forwarded to the Planning Commission for review and <br /> approval. Criteria for review from the Site Development Ordinance include grading, <br /> drainage, building siting, pathways, landscape screening and outdoor lighting. Zoning <br /> Code review encompasses compliance with floor and development area requirements, <br /> setbacks, height and parking. <br />
