During the course of site development approval for this project, an appeal was heard at the City Council, a Moratorium was debated and defeated, and an Ad Hoc Committee was formed to update outdated ordinances concerning substandard lots in out Town. The project that was subsequently approved on Deerfield Drive has NO variances except for backup parking access. The project, Lands of HANABE, that will be on the Agenda for tomorrow's meeting, is also on a substandard lot with an LUF OF .514. The site development permit is asking for approval of encroachment within the front side and rear property lines setbacks and within the Town's creek setback. Much like Deerfield Drive, the applicant is proposing to have the patio and eaves encroach within the rear setback. The EXISTING residence is within the required building setbacks. I would strongly ask the Commissioners to deny approval of these variances until the Town has heard from the Ad Hoc Committee on their recommendations for updating the ordinances for substandard lots and the residents of the Town have had a chance to review those recommendations.
