RESOLUTION OF THE CITY COUNCIL OF THE
TOWN OF LOS ALTOS HILLS
ACCEPTING DEDICATION OF RIGHT-OF-WAY EASEMENT
(Lands of Pang)
WHEREAS, Ho Yan Clement Pang ("Owner"), owner of the property located at 13210 E.
Sunset Drive, Los Altos Hills, California; and
WHEREAS, Section 10-2.1202 of the Los Altos Hills Municipal Code ("Code") authorizes the
Planning Director or Planning Commission to require dedication of a right-of-way of sufficient
width to conform to current Town standards whenever a site development permit is requested for
a lot which was created prior to January 1, 1973 and where the driveway or contiguous road
rights-of-way are substandard; and
WHEREAS, pursuant to Section 10-2.1202, Owner has offered to dedicate a certain portion of
their property to the Town for right-of-way purposes; and
WHEREAS, the City Council has determined that acceptance of the right-of-
way easement dedication satisfies the requirements of the Code and serves an important public
purpose;
NOW, THEREFORE, the City Council of the Town of Los Altos Hills does RESOLVE as
follows:
The Town hereby accepts on behalf of the public the dedication of the right-of-way easement
described and depicted in Attachment A hereto; and that the Mayor is hereby authorized and
directed to execute the Dedication on behalf of the Town.
The above and foregoing Resolution was passed and adopted by the City Council of the Town of
Los Altos Hills at a regular meeting held on 20th of January 2022 by the following vote:

THIS DEDICATION is made this day of , 2021, by Ho Yan
Clement Pang ("Owner"), the owner of the property located at 13210 E. Sunset Drive, Los Altos
Hills, California, to and for the benefit of the Town of Los Altos Hills, a municipal corporation
("Town").
Section 1. Owner does hereby offer to dedicate to Town an easement for street right
of way purposes and incidents thereto that portion of the real property situated in the Town of
Los Altos Hills, County of Santa Clara, State of California as described and depicted in Exhibit
A attached hereto ("Dedication").
Section 2, The Town hereby accepts this Dedication.

LEGAL DESCRIPTION
Right of Way Easement Dedication
Lands of Pang
13210 E. Sunset Drive
A 10 foot easement for widening of an existing road right of way known as "Sunset Drive (East)", said easement
over, on, and through real property situate in the Town of Los Altos Hills, County of Santa Clara, State of
California, said easement being across a portion of Lot 10 as shown on that certain map entitled "MAP OF LOS
ALTOS HEIGHTS" filed in the Office of the Recorder of the County of Santa Clara, State of California, on April
17, 1911 in Book "N" of Maps at Page 47, said 10 foot wide easement lying within the lands described in the
Grant Deed conveyed by Zining Wu and Qian Lin, as Trustees of the Wu Family Revocable Trust dated August
22, 2013 to Ho Yan Clement Pang, Trustee of the Allegro Con Brio Trust dated July 12, 2017 said Grant Deed
being recorded on July 14, 2017 in Document #23698126 Santa Clara County Records, said 10 foot easement
lying parallel with, southerly of, and coincident with the southeasterly right of way line of "Sunset Drive (East)"
to create a 30 foot half width right of way from the centerline of "Sunset Drive (East)" and being more
particularly described as follows:
Beginning at the intersection of the southeasterly right of way line of Sunset Drive East (40 foot wide) with the
northeasterly line of said lands of Pang (Document #23698126), said northeasterly line also being the southerly
line of Lot 1 as shown on the Map of "Tract No. 3530, being a portion of Lot 11 `Map of Los Altos Heights"',
which Map was filed for record in the Office of the Recorder of the County of Santa Clara on September 20,
1963 in Book 167 of Maps at Page 4; thence westerly along said southeasterly right of way line South
76°33'22" West 21.97 feet; thence South 80°14'52" West 141.21 feet; thence South 74°05'30" West 16.00 feet,
to the easterly line of that certain Lot 1 as shown on the Map of "Tract No. 3217, being a portion of Lot 10 `Map
of Los Altos Heights"', which Map was filed for record in the Office of the Recorder of the County of Santa
Clara on January 23, 1963 in Book 156 of Maps at Page 26; thence along said easterly line of Lot 1 South
24°35'00" West 13.15 feet; thence leaving last said line along a line parallel with and 10.00 feet distant (right
angle measure) from said southeasterly right of way line of Sunset Drive North 74°05'30" East 24.00 feet, North
80°14'52" East 140.99 feet, and North 76°33'22" East 32.95 feet to said southerly line of Lot 1 (Map of "Tract
No. 3530"); thence along last said line North 60°16'41" West (called North 60°05'00" West in said Document
#23698126 and on "Map of Tract No. 3530") 14.62 feet to the Point of Beginning and containing 1,886 square
feet of land, more or less.
Two plats, entitled Exhibit `B" and Exhibit "C" are attached hereto and by this reference made a part hereof.
Basis of Bearings: The bearing South 24°35'00" West of the northwesterly line of the said lands of Pang
(Document #23698126) was taken as the basis of bearings herein.
