RESOLUTION OF THE CITY COUNCIL OF THE TOWN OF LOS ALTOS HILLS
APPROVING A MODIFICATION TO THE BOUNDARIES OF
AN EXISTING OPEN SPACE EASEMENT
(LANDS OF DEMI LUNA LLC)
WHEREAS, Demi Luna LLC ("Owner") own the property commonly known as 13480 Wildcrest Drive,
Los Altos Hills, California (APN 175-36-005); and
WHEREAS, the Town has adopted a General Plan and, pursuant thereto, may accept grants of open
space easements on privately owned lands lying within the Town; and
WHEREAS, the previous owner entered into an "Agreement for Open Space Easement" which limited
uses on 0.57 acres of the property in order to reduce potential adverse impacts on such land including
grading, vegetation removal, and erosion, and the Town recorded the agreement, a legal description and
a plat map on February 17, 2006; and
WHEREAS, the Owner elected to place an ADU on a portion of the open space easement and to modify
the easement area by removing 2,640 square feet of area for the ADU and adding 2,647 square feet in
two other locations; and
WHEREAS, the Town finds the modified open space easement to be consistent with the Town's General
Plan and in the best interests of the Town; and
WHEREAS, the proposed project is exempt from the California Environmental Quality Act (CEQA)
pursuant to Section 15061(b)(3) of the CEQA Guidelines.
NOW, THEREFORE, the City Council of the Town of Los Altos Hills does RESOLVE as follows:
The Town hereby accepts on behalf of the public, and for the purposes therein described, approves the
modifications to the open space easement area attached to this Resolution as Exhibits A through F.
The above and foregoing Resolution passed and adopted by the City Council of the Town of Los Altos
Hills at a regular meeting held on the 16th day of June, 2022, by the following vote:

Legal Description for Vacation of Open Space Easement
13480 Wildcrest Drive, Los Altos Hills, Santa Clara County, California
An easement over that certain real property situate in the Town of Los Altos Hills, County of
Santa Clara, State of California, being a portion of the Lands of Dema Luna LLC, as described in
that certain Grant Deed filed July 8, 2020 as Document Number 24529909, Official Records of
Santa Clara County, and also being a portion of that certain Open Space Easement filed February
17, 2006 as Document Number 18812617, Official Records of Santa Clara County as shown on
the attached plat, labeled Exhibit `B' made apart hereof, more particularly described as follows:
Commencing at the most South corner of said Lands;
Thence along the West line of said Lands, North 20'57'16" East 213.20 feet to the Point of
Beginning;
Thence leaving last said line, along the northwesterly line of said Open Space Easement, North
87°30'33" East 76.37 feet;
Thence leaving last said line the following five (5) courses:
1.) South 02°2927" East 12.00 feet
2.) South 87030'33" West 14.82 feet
3.) South 02129'27" East 28.00 feet
4.) South 87°30'33" West 61.55 feet
5.) North 02°29'27" West 40.00 feet to the Point of Beginning
Containing 2,640 Square feet, more or less.
The bearings described herein are based on the West line of said Open Space Easement
described and shown as North 20'57'16" East

particularly described as follows:
Commencing at the North corner of said Lands, said point also being on the westerly Right of
Way line of Wildcrest Drive, 60 feet in width;
Thence along said westerly right of way line the following three (3) courses:
1.) South 46005'30" East 215.08 feet to the beginning of a non -tangent curve to the right
with a radius of 115.00 feet, a radial to said curve bears North 43°40'58" East
2.) Along last said curve through a central angle of 24°21'37", an arc length of 48.89 feet to
a non -tangent curve to the right with a radius of 85.00 feet, a radial to said curve bears
North 68°04'30" East
3.) Along last said curve through a central angle of 18040'48", an arc length of 27.71 feet to
