RESOLUTION OF THE CITY COUNCIL OF THE TOWN OF LOS ALTOS HILLS
ACCEPTING DEDICATION OF RIGHT-OF-WAY EASEMENT
(LANDS OF THE KURMANN FAMILY TRUST)
WHEREAS, The Kurmann Family Trust ("Owner") owns the property commonly known as 13867
Robleda Road, Los Altos Hills, California (APN 175-23-048); and
WHEREAS, a site development permit (SD22-0086) for a new residence, swimming pool, and
detached ADU was approved at a duly noticed Fast Track public hearing of the Site Development
Committee on May 2, 2023, with reasonable conditions of approval, including the dedication of
additional right-of-way to the Town; and
WHEREAS, the Town has adopted a General Plan and, pursuant thereto, may require and accept
right-of-way dedications on privately owned lands lying within the Town; and
WHEREAS, the Owner has offered to dedicate additional rights-of-way to the Town attached to this
Resolution as Attachment A ("Offer of Right -of -Way Easement Dedication") for street right-of-way
purposes and incidents thereto; and
WHEREAS, the Town finds the Offer of Right -of -Way Easement Dedication to be consistent with
the Town's General Plan and in the best interests of the Town;
WHEREAS, the Owner and the Town recognize that the land subject to the Offer of Right -of -Way
Easement Dedication is adjacent to an existing public right-of-way and is necessary to create a 30 -
foot half width for the 60 -foot right-of-way and is an asset to the Town and the Owner; and
NOW, THEREFORE, based on the entirety of the record before it, the City Council of the Town of
Los Altos Hills hereby finds that the Project qualifies for the common sense exemption outlined in
CEQA Guidelines Section 15061(b)(3), and does hereby accepts on behalf of the public, and for the
purposes herein described, the Offer of Right -of -Way Easement Dedication attached to this
Resolution as Exhibit A.
The above and foregoing Resolution passed and adopted by the City Council of the Town of Los
Altos Hills at a regular meeting held on the 16t" day of May 2024, by the following vote:

OFFER OF RIGHT-OF-WAY EASEMENT DEDICATION
TO THE TOWN OF LOS ALTOS HILLS
(Lands of The Kurmann Family Trust)
THIS DEDICATION is made this _ 2nd day of U (, b ff , 2023, by The
Kurmann Family Trust ("Owners"), the owners of the property located at 13867 Robleda Road,
Los Altos Hills, California, to and for.the benefit of the Town of Los Altos Hills, a municipal
corporation ("Town").
Section 1. Owners do hereby offer to dedicate to Town an easement for street right of
way purposes and incidents thereto that portion of the real property situated in the Town of Los
Altos Hills, County of Santa Clara, State of California as described and depicted in Exhibit A
attached hereto ("Dedication").
Section 2. The Town hereby accepts this Dedication.
IN WITNESS WHEREOF, the Owners have properly executed, and the Town has hereby
accepted, this Dedication as follows:

LEGAL DESCRIPTION FOR
RIGHT OF WAY EASEMENT
LANDS OF THE KLRMANN FAMILY TRUST
13867 ROBLEDA ROAD, TOWN OF LOS ALTOS HILLS, CA
An easement, situate in the Town of Los Altos Hills, County of Santa Clara, State of California,
over a portion of the lands described in that certain Grant Deed recorded in the office of the County
Recorder of Santa Clara County on November 4, 2021 as Document No. 25154252, said lands
being a portion of Lot 34 as shown on the map entitled "M.&M. Taaffe Subdivision of Lot 4" filed
for the record in Book I of Maps at Pages 72 and 73 on July 15, 1897 in the office of the County
Recorder of Santa Clara County, said easement being more particularly described as follows:
Beginning at the Southeast corner of Parcel Two, as described in said Grant Deed of said lands,
coincident with the centerline of Robleda Road (width varies); .
Thence along the Southeast line of said parcel and centerline South 55°43'00" West, 40.00 feet to
the South corner of said parcel;
Thence along the Southwest line of said Parcel Two and Parcel One as described in said Grant
Deed of said lands, North 34°00'00" West, 30.00 feet;
Thence along a line parallel with and 30.00 feet northwesterly measured at right angles from said
Southeast line of Parcel Two and said centerline of Robleda Road, North 55°43'00" East, 40.00
feet to the Northeast line of said Parcel Two;
Thence along said Northeast line South 34°00'00" East, 30.00 feet to the Point of Beginning.
Containing 1,200 square feet; more or less.
As shown on the plat attached hereto labeled Exhibit B and by this reference made a part hereof.
The bearings described above are based on the record bearings described in Grant Deed
Document No. 25154252, Santa Clara County Records.
