COMMITTFR_RHPORTS: LL=nd Uso - Steeper -reqs (Cont'd.):
General contention of those residents favofino a chan
was that an increas,-O minimum zoning In specific steer a-e_.s
would help to rreservo the rural atmosphere and rrevent
indiscriminate division cf one acre lots without regard for
topograrhy, in view of Further development in the steel
areas now being made possible because of the expansion of
the water district; also, thee. ,ny opposition of tido sevelorors
as to potential loss of profit would be offset by the en-
hanced land values when rroperly developed.
Opposition to any change of the minimum acre zoning contended
it is the right of any owner who has, in gaod faith, pur-
eha.sed land under the existing ona acro minimum zoning to
develop this property as planned without inevitable loss
if .a change ware mado, and supported the present Flanning
Commission policy of takir_l; each case and judging, it on its
own
Commissioner Hibncr commented the Planning Commission has
boon aware, of the problems and has had a continuing interest
in this matter, and referred to Comrnssioner larbett's report
on steep slope ,areas date' ',Dtember 1963.
