The Planning Commission ems called to order at 7d0 P. M., May 22, 1956,
In the Purissime School Building.

HARRY E. SHIPKEY - Letters and documents relative to his property
as requested at the last met" wre submitted.
A letter from American Trust Company show that he has received a
loan on the property. Other papers ere presented.
The Information submitted does not clearly show the status of the
two lots cleelly.

That a copy of the minutes of the previous meting (May 12) be
sent to Mr. Shipkey asking that the information requested therein
be soft to the Lea Alto@ Hills Planning Commission.

Request for approval of the map. This up was previously submitted
on May 12 for preliminary discussions eight specific requests for
charges were made by the Cmass isaion.
A revised wap, showing a portion of the requested change, we pre-
sented.

A. The access rad is only 20 ft. wide. It should be 24 ft.
wide. Mr. Flynn is to be requested to purchase an additional
4 ft. to bring the access to the Town standards.
B. Approval by the Fire District mat be included, both for the
access and the voter supply.

Mrs. Hymen wants to build a guest house 20' x 22' on the property.
Access to property is over a right of way.

The City Attorney, Gardner Bullis, spoke concerning Ssssmentss
He stated thot, in his opinion, such an scene by easement is legal
and proper.
Mr. Dungan spoke, pointing outs
1. Mr. Carpenter, the purchaser, agrees to the easement.
2. The financing currently depends on maintaining the divisiond
the site as it is now shown on the map.
3. The election platfom says Tan approves private roadways.

4. The specifications for the easement are established in the deed
of sale.

That since the Dungan proal including the easement is 1.45 acres,
and the easement is .12 across and the entrance to the landlocked
acre will be constructed to preserve the:aristing trees,. and since
it has the oporovel of the City Attorney, and since the purchaser
agrees to the oaswnt, and since action res instituted prior to the
Town incorporation, then this map will tb• approved.
