The meeting was called to order by Chairman Dawson at 7:50 P. M.,
Thursday, November 7, 1957 at the Town Hall, 26379 West Fremont,
Los Altos Hills.
ROLL CAIS: PRESENT: Chairman Dawson, Bullis, Sherlock, Stedman,

ACTION:
Adopt minutes of October 24, 1957.
CORRESPONDENCE:
1. Mecan less & J�e� �_t_: Letter dated November 4, 1957, report of
nspec on ati%remont Hills Units #1, 2, 3, d 4, Pink Horse
Ranch, Broadmoor Estates.
LCorrespondence will be filed.
2. Commissioner Sherlock - Planting Specifications for Subdivisions.
Will be discussed as New Business.
OLD BUSINESS:
1. Jack D.Ymond - (V-19-57). Request for reduction in sideyard set -
ac or small accessory building (tool shed).
Letters from adjoining property owners were read stating that
they had no objections to the granting of this variance.
RECOMMENDATION:
That the Planning Commission approve the variance in sideyard
setback of the -tool shed on the property o. Jack D?mond (V -19-5'A
MOTION: Stedman; SECOND: Sherlock; VOTE: Passed Unanimously
NEWSub INESS:
1. E. P. Garth: A preliminary discussion of two subdivision maps.
♦ Two maps were presented by Mr. Garth, showing subdivisions made
`,, prior to the incorporation of the Town of Los Altos Hills.
Attorney Bullis spoke clarifying the status of this map which has
been registered with the State Real Estate Commission, but has
never been properly recorded. He stated that as they now east

they do not have any legal status as subdivision maps. They are
only surveys.
#AV Chairman Dawson proposed to Mr. Gerth that a new map showing only
the property now owned by him should be drawn. Then his plans for
subdividing this property could be presented to the Planning Com-
mission for consideration.
2. Subdivisions:
a) Monahan Manor (59-56) 8 lots. Engr. Nolte.
Mr. Monahan and Mr. Floyd appeared.
RECOMMENDATION:
That the Planning Commission approve, for planning purposes,
the Subdivision Map of Monahan Manor (59-56) 8 lots. The
Commission wishes it noted that according to Town Standards
setback requirements, the only location for a house on
lot #1 is in the south corner; and Health Department ap-
proval for a septic tank may be questioned with a house
in that location.
MOTION: Tantau; SECOND: Williams; VOTE: Passed Unanimously
b) Fremont Hills Unit #44 - (75-57) 58 lots - Engr. Brian.
Mr. John Riley and Mr. Price appeared.
The following letter from Mr. Riley was read by Chairman
Dewsont November 5, 1957

Gentlemen:
This letter is submitted to explain the conditions of the re-
submission of the Maps for Unit No. 4, Fremont Hills Subdivi-
sion. You will find enclosed Drawing E-124 representing the
approved tentative map of your meeting of April 25, 1957.
Alto enclosed is Drawing D-790 which is the revised tentative
map dated September, 1957. The following comments are in
order;
1. The conditions of approval as set up by the April 25th
meeting are understood to be as follows: Please refer to
Drawing E-124.
a. Extension of Street "C", Block A, Northerly to connect
to a street extension at the tract line.
b. Pathway along the common lot lines of Lots 25, 26,
33 and 34, Block D.
C. pathway between Lots 21 and 22, Block D.
d. Realignment of Street F, vicinity of Lots 29 and 6,
Block D:
e.. Minor realignment of cul de sac, Street H in the vi+
cihity of Lots 15, 18, 19.
f., Set up general public easement along tract line on
the common lot linea of. -Lots 21, 22, 23.
2. In order to secure Health Department approval on the ap-
proved tentative map, the following changes were request-
ad -
a. Revision of Lot lines in Block A.
b. Elimination of one lot in Block B.
c. Combine two lots with a third from Unit 2, into a
final two lots in Block C.
d. Elimination of 4 lots in Block D.
e. Elimination of one lot in Block E.
3. Additional revisions as shown in red on Drawing D•790:are
requested:
a. Provide access street to Unit 5.
b. Elimination of driveway between Lots 4 and 3.
c. Provide driveway between lots 5 and 6.
4. Letters of tentative approval have been secured from the
Health Department, Fire Department, Town Engineering
Department and the Flood Control. Approval of Drawing
D-790 as the tentative map is respectfully requested at
this time.

Mr. Riley explained the map and stated that the pathways are
to be specified before final approval of the map.
Lots #17, 18, 19, 20, 21, 22, 23, which were a part of Unit #2
are now a part of Unit #4.
Letters of approval from the Fire District, County Health De-
partment and the City Engineer have been received.
RECOMMENDATION:
That the Planning Commission approve, for planning purposes,
Fremont Hills Unit #4 (75-57) 58 lots, Map D -790 -
MOTION: Sherlock; SECOND; Tantau; VOTE: Passed Unanimously

c) Fremont Hills Unit #5 - (91-57) 54 lots - L%W. Brian.
` It was decided, with the concurrence of Mr. price, of Fremont
Hills Development Company, that further consideration of this
map be deferred Izntil the Planning Commission can consult
with its professional planner.
d) Summer Gardens (93-57) 8 lots - Elsie Wright. Engr. Nolte.
Mr. Floyd, engineer, appeared.
RECOMMENDATION:
That the tentative map of Summer Garden (93-57) 8 lots be
approved, subject to the following conditions:
1. That a path be constructed along the southeast bound-
ary of lot #3.
2. The southwest boundary of lot #1 be returned to its
former position.
3. That the parcel in the east corner noted as "Not a
part of this subdivision", have its property line end
at the extremity of the 80 -foot cul-de-sac.
MOTION: Sherlock; SECOND: Stedman; VOTE: Passed Unanimously
3. Planting Specifications for Subdivisions - Commissioner Sherlock.
Commissioner Sherlock explained that there are several changes to
be made, and he will present the rewritten draft for approval at
the next meeting.
At approximately 10 P. M., Commissioners Bullis and Tantau were ex-
cused, and the meeting was adjourned to a Study Session.
PRELIMINARY DISCUSSION:
1. Eertz Realt - 3 lots. Engr. Don Rsinoehl.
Mr. Reinoehl presented a rough map of the Rertz property showing
site preparation.
Chairman Dawson suggested that as soon as the maps are ready, the
Map Committee will make an on site examination.
2� Robert W. Clifford - 1 lot.
Chairman Dawson suggested that the following conditions be analy-
zbd:
1 Substandard tract access to public road.
2. Substandard dimensions of lot.
3. Adequacy of water supply.
4. Flood control.
Following a recommendation by the Fire Chief, it was pointed
out that until the owner can chieve improved road and water
supply, this division cannot be approved.
