NOTICE OF SITE DEVELOPMENT
PUBLIC HEARING
(FAST-TRACK)
NOTICE IS HEREBY GIVEN that the City Clerk of the Town of Los Altos Hills, State
of California, has set after the hour of 10.00 A M TUESDAY, JULY 13, 2004 in the
Council Chambers of Town Hall, 25890 Fremont Road, Los Altos Hills, California, as
the time and place for a Public Hearing on the application of:
LANDS OF DIETRICH & MOLNAR, APNs 182-28-047 and 182-28-
008 (File# 116 -04 -LM); A request for a Lot Merger of 12541 Zappettini
Court and a parcel on Central Drive.
Project details are outlined on the reverse side of the notice.
The file for the application is at the Office of the City Clerk at the Los Altos Hills Town
Hall, 26379 Fremont Road, Los Altos Hills, California and may be reviewed at that
location upon request.
All interested persons may appear and be heard at said time and place. Written
communications should be filed prior to the date of the Hearing. If you challenge the
action of the Site Development Hearing, Planning Commission, or the City Council in
court, you may be limited to raising only those issues you or someone else raised at the
public hearing described in this notice, or in written correspondence delivered to the
Town at, or prior to, the public hearing. Further details may be obtained from the

The relevant lot sizes and allowable development for each lot are listed below:
Analysis
Lot A is presently developed with a main residence and various accessory structures and
has access to Zappettini Court. Lot B is presently undeveloped and has no access to any
public street or mad. In compliance with the Town's General Plan, the net acreage and
Lot Unit Factor of the proposed merged lot is at least 1.0.
Staff determined the project to be categorically exempt from CEQA pursuant to Article
19, Class 5, Section 15305(a), "Minor Alterations in Land Use Limitations" that allows
lot mergers.
Requirements for Recordation
Upon approval, the applicant shall submit the following information to the Engineering
Department for review:
♦ Copies of deeds and easements
♦ Recorded maps that were used for the lot merger
♦ Legal descriptions and plat exhibits for the proposed lot merger
