Adopt Minutes of March 18, 1961 as corrected.

1. Nestor Barrett-, planning Consultant - Letter was-receivedre-
g. ar ag t e E. Foley subdivision and Ravensbury Annexation.
.Letter will be forwarded to the Council.
2. Kress & Winsto - Letter, regarding Fremont Hills Country Club,
1:-equested approval of type. which is not in conformance; with
provisions of the Building Code,
Discussion followed as to whether the Fire District would ap-
prove the use of 1" butt ceder shakes. "
RECOMMENDATION:
That the Planning Commission would like the use of redwood
shake roof; that the Building Inspector is instructed to
evaluate the requirements of the State Fire Marshall re-
lative to shake roofs.
MOTION: Prentice; SECOND: Hibner; VOTE: Passed unanimously
COMMITTEES:
The following Committee were appointed:
Mar Compittee - Commissioners Bowler, Chairman, Hibner and Mellquist.
rlanning Committee - CoWissioners Stevens, Chairman, Prentice, and
Hawley.
The date of the Regular Planning Committee was set as the second
Tues of each month at the Town Hall.

1. Paths - Report:
The Chairman announced that 0ditional naps willbecolored,
showing paths throughout the Town, and will be forwarded to each
Commissioner.
Recommendation will be-consiPered at the next meeting, April 22nd.
2. Street Names - Referred to planning Committee for Recommendation.
The Planning Comnittee was eked- to submit a recommendation at
the April 22nd meeting.

USE PFMTS:
1. Poor Clare's Convent_�V-73-61) - Request for Permission to _Move
u$ings.
Mr. Howard Kelleyt representing the Applicants., statedthatthe
plan is to move two building, presently situated on the. property,
nearer to the main building, a distance of about five hundred
feet'(500'). • Mr.Kelley is the contractor who will move the
buildings.
The Chairman stated that letter of approval had been signed b-7
•adjoining property owners. Comments from the Floor were called.,
for.: There ,were :none.
RECOMMENDATION:
- That the request of the poor Clare's Convent (V-73-61) for

permission to move two (2) buildings, presently situated
on the property, beapproved.

2. Dawson, Laurence (V-74-61) - Request for Non -Conforming Use.
Mr. Dawson explained that pornission isrequestd for continued
use of house trailer, now situated on the property,�asquarters
for: personsin:Ihis employ... "":^•• Dawson's property is comprised
of thirty-three(33) acres.
Application contained letter .signed by adjoining property owners
having no objections to the granting of the request.
4 ACTION:
That the request ofLaurence Dawson (V-74-61) for use of a
house trailer be approved. for afive .(5 year period on the
conditions that the property is of sufficient size, that the

topographyof the site is such that the neighbors do not
.object, anP that the Use Parrot be reviewed in five (5) years.
MOTION: Hawley; SECOND: Prontice;
-',MENDED: That the permit be granted for a feur (4) year period
- and reviewed after four years.

Motion was carried.
DIVISIONS OF LAND:
1. Walker Eleanor D. (190-61) 8 lots. Engr. Riley.
-Conditions of the Check List were itemized and discussed.
RECOMMEND'.TION:
That the Tentative Map of Mrs. Eleanor D:Walker (190-61)
8 lots be approved subject to the conditions of the Check
list and approval of all agencies.
MOTION: Prentice; SECOND. Hawley; VOTE: Passed unanimously
2. Brennan E A (193-61) 5 lots. Engr. Riley.
The fact was noted thattheBreyman property is adjacent to the
Walker property, and that the access road, Street "A" will be
dedicated jointly by. Walker and Breynan.
Conditions of the Check List were itemized and discussed.
RECOMMENDI;TION:
That the . Breynan Tentative Map (193-61) 5 lots be ap-
proved subject to the .conditions of the Check List and ap-
proval of all agencies.
MOTION: Hawley; SECOND: Prentice; VOTE: Passed unanimously
3. M Gee Virgil G (192-61) 3 lots. Engr. J. Riley.
Chairman of'the MapConaittee reported that access from Magdalena
Av-nue is unsatisfactory; that Lot 3 is substandard due to the
long driveway, the area of which only a part can be included as
part of the lot.
The Map Committee did not recommend aprroval,
McGee continued -4
ACTION.
Thatapprovalcf the 'nentative Map of Virgil G. McGee
(192-61) 3 lots. be withheld on the basis of the sub-
standard lot, and that an on site inspection of the
property be made.
MOTION: Hawley; SECOND: Hibner; VOTE: Passed unanimously
The Map will be considered at the Meeting of i.pril 22nd.
4. Baron, Mitchell (194-61).:, lotsp. Engr. Riley.
Conditions of approval were itemized on the Check List.
RECOMMENDATION:
That the Tentative Map of Mitchell Baron (194-61 ) 2 lots
-be approved, subject to the conditions of the Check List.
and approval of all agencies.
