The Regular Meeting of the Planning Commission of the Town of Los Altc
Hills was called to order Saturday, June 17, 1961 at 8:42 A. M. at
the Town Hall, 26379 W. Fremont Avenue, Los Altos Hills.

COMMUNICITIONS:

1 at :30 P. M. in the Conference Rm., City Hall, 540 Castro St
in the City of Mountain View. (Meeting relative to proposed
-Association of North Santa Clara County Planning Commission.)
Chairman Alter will attend the meeting.
NMI BUSINESS:
1. Proposed -amendment to General Plan - Public Hearing.
The Public Hearing was declared open at 9:00 A. M.
Resolution No. 9-61, declaring the intention of the Planning
Commission to amend the General Plan of the Town of Los Altos Hill
so as to include within the Plan certain area not within the cor-
porate limit of Los altos Hills as being desirable for future an-
nexation to the Town of Los Altos Hills.
Comments from the Floor were called for by the Chairman. There
being none, the Public Hearing was declared closed at 9:00 l.. M.
ACTION:

2. ZoninsOrdinanco.- Proposed Revision.
Chairman Alter stated that the report of Commissioner Hawley, rem
lative to structures requiring building permits, will be postponed
until the next reeting.
The Building Insnector stated that the Building Code, adopted by
the Town, sots forth the requirement for building permit for any
construction costing over X20.00.
RECOMMEND.=TION:
That the Revised Ordinance No. 44 be forwarded to the Count:
with a statement that the Planning Cornission will subrit e.
clarification of Section 4:20 at a later date.

3. Ravansbnry..-^nexation1, - Revised Map of property proposed to oc
annexed to t,:e 'Town.
Letter from Knox Realty, requesting consideration of the revised
annexation map, was deferred to the next meeting.
DIVISIONS OF L:.NDi
1, Bosschart D. (201-61)-3 lots. Charles Coburn,
Mr. B. Plehn, Engineer, represented Mr. Coburn.
Commissioner Bowler reported for the Map Committee, stating that
Lot No. 1 is substandard in dimension, but that setback require-
ments have been net relative to the location of the existing
house on the lot, Map Committee recommended approval of the Map.
RECOMMEND. -TION:
That the Tentative Map of D. Bosschart (201-61) 3 lots, be
approved, subject to conditions of the Check List and ap-
proval of all agencies with notation that Lot No, 1 is non-
conforming in dimensions.
MOTION: Mellquist; SECOND: Hibner;
Discussion followed relative to path requirer:ent for entire front-
age of the three lots. The suggestion was nade th?.t Mr. Bosschart
be required to pay into the Path Fund in lieu of constructing a
path along the frontage of lots fronting only on Toyonita Rd.
(lots 1 and 3).
It was the opinion of some of the Commissioners that payment be
required in lieu of construction of path along frontage of Lot 1
AW only (newly created lot).

Mr. Riley stated that he had investigated the County records, and
found that Fernhill Road is dedicated buy not accepted public
road. He stated that the road was dedicated to the County but
not accepted, and when County roads were accepted by the Town,
Fernhill Rd. was not included.
Mr. Riley explained that, at this tine, Mr. Blake wished to sell
only the lot with the existing residence, and requested that the
Map be approved under the provisions of Section 3'40 of Ordinance

Mr. Wm. H. Longmire, City Engineer, reported that an access road
to the proposed subdivision could be engineered and built, but
stated that it would be very steep (about 13'f6 grade).
The question of planting was discussed, and the suggestion was
made that the developers be required to engage a licensed land-
scape architect to subnit planting and planting maintenance plans.

Note was made of the fact that no building pernits will.be issued
until there is adequate donostic water supply availab-o.
The Engineer suggested that a permanent safety chain link fence
be installed for protection along the Toad.

The Revised Map was considered.
The Map Committee reported that the access is unsatifactory.

Revised Map., dated June, 1961, was considered.
Map Committee Chairman reportedthat the nap previously approved
by the planning Commission had been disapproved by the health
Department. In order to conform to the Health Department's re-
quirement, changes were made in that Carol Ct. will now be a pri-
vate road, but will be paved to Town Standards.
The following condition was added to the Check List: That there
is to be no access from Miranda 'ave. other than that provided by
the existing driveway and Carol Court (no access for Lots 5, 6,
and 7).

1. FF-emont Hills Development Co. - lots< Engr. L. G. Brian.
Map of seven (7) lots .was presented, showing proposed division
of land lying within the right of way of the proposed Junipero
Serra Freeway which is within the Fremont Hills Unit No. 6 sub-
division.
It was the opinion of the Commission that consideration of the
Map is not within the jurisdiction of the Planning Cor,-.1ission in
that a natter of policy is involved. The suggestion was made
that the Subdivider offer the nap for study to the City Council.
UNCEMENTS:
1. The Map Committee will meet at the Town Hall 'ded., July 5, 1961
at 5:00 F. M.
2. The Planning Committee will meet at the Town Hall, Tues., June 27;
1961 at 7:30 F. M.
