PLANNING COMMISSION

1. ROLL CALL
Planning Commission meeting was called to order at 6:50 p.m. in the Council Chambers
at Town Hall.
Present: Chairman Pahl, Commissioners Comiso, Schreiner, Simmu & Stutz
Absent: Commissioners Cheng & Ellinger
Staff: Linda Niles, Town Planner; Lani Lonberger, Planning Secretary
2. SITE .ANALYSIS MEETING
2.1 LANDS OF HIFAL 26856 Almaden Court; A Site Development Permit for
a New Residence, Pool and Spa was continued from the October 14,1992 meeting
for redesign. The applicants and their representatives are requesting direction
for the redesign of this project through the Site Analysis process.
This was an information only meeting. Items to be addressed were stated in the Staff
Report by Ms. Niles.
Present were Mrs. Hifai, Glen Cahoon and Bob Taylor. Mr. Taylor discussed that they
are in conformance with all the Town ordinances and that they have support for the
project from the neighbors except for the neighbor to the left. They did feel that at the
previous meeting there was too must emphasis placed on the 20% slope of the
driveway.
Mr. Cahoon presented an aerial photo of the area. He thought the area was a challenge,
design wise. He felt that the slopes were relatively consistent. He discussed the
footprint on the photo which almost matched the previous footprint. He discussed the
slope and elevation of the garage and his new design showing a 15% slope rather than
the 20% slope. He felt that they were pulling the house away from the front.
Mr. Cahoon discussed stepping of the house; basement and retaining wall; back
a`, elevation; two thick tree groves; and other natural screening of the property. He felt
that the design was in keeping with the neighborhood and adhered to the Town
Planning Commission Minutes

ordinances. He stated that 50% of the second floor covered the house and the new
design has two levels.
The Commissioners commented on the 20% slope and stated that they would prefer to
see the garage in the back since parking in the front takes away from the rural feeling.
The Commissioners agreed that this was a constrained lot. The bulk of the house was
discussed as well as using all the MDA which was concern They were pleased with the
reduction of the driveway, slope to 15% and discussed larger eaves to shadow the house.
