Persons wishing to address the Commission on any subject not on the agenda are invited to do so now.
Please note, however, that the Commission is not able to undertake extended discussion or take action
tonight on non-agendized items. Such items will be referred to staff or placed on the agenda for a future
meeting.
3. PUBLIC HEARING- 6:00 P.M.
040 3.1 AMENDMENTS TO SECTIONS 10-1.401 AND 10-1.505 OF THE ZONING
ORDINANCE REGARDING: 1) Non -conforming Structures; and 2) Pavement
in Setbacks; and Proposed Negative Declaration.
4. PUBLIC HEARINGS - 7:00 P.M.
If you challenge the proposed action(s) in court, you may be limited to raising only those issues you or
someone else raised at the public hearing described below, or in written correspondence delivered to the
Planning Commission at, or prior to, the public hearing.
All applications approved or denied at tonight's Planning Commission meeting are subject to a 21 day
waiting period during which any member of the City Council may initiate a Council review, or any
member of the public may appeal the Planning Commission decision.
4.1 LANDS OF WU & CHEN, 26998 Beaver Lane (205-96-ZP-SD-GD); A request
for a Site Development Permit for a major addition and remodel (continued from
March 11, 1997).
4.2 LANDS OF ADDISON, 27863 Black Mountain Road (218-96-ZP-SD); A
request for a Site Development Permit for a new residence (continued from Much
11, 1997).

kmy 4.3 LANDS OF BEATO, 23505 Fernhill Drive (7-97-ZP-SD-VAR); A request for a
Site Development Permit for a minor addition, and a variance to encroach into the
setback and to exceed the maximum development area.
4.4 LANDS OF SIMMONS, 26350 Esperanza Drive (14-97-ZP-SD); A request for a
Site Development Permit for a second story addition and major remodel.
4.5 LANDS OF SARRAF, 11997 Hilltop Drive (Pacific Bell Mobile Services) (File
#49-96-ZP-SD-CUP-ND); A request for a Site Development Permit, Conditional
Use Permit, and a Negative Declaration for the placement of a 25 foot high PCS
pole and antennas, and adjacent equipment cabinets.
4.6 LANDS OF ROSE, 25810 Vinedo Lane (6-97-ZP-SD-GD); A request for a Site
Development Permit for a new residence.
4.7 LANDS OF RABBANI, 25630 Darling Lane (4-97-ZP-SD-GD); A request for a
Site Development Permit for a new residence.

Permit for a minor addition to the first floor and finishing off existing attic space
with the addition of three dormer windows and increase in roof height of two feet.
