HomeMy WebLinkAbout19-89 • • RESOLUTION NO. 19-89 A RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP OF LANDS OF MACHALE RESOLVED, by the City Council of the Town of Los Altos Hills, County of Santa Clara, State of California,®that WHEREAS, the City Council having examined the proposed Tentative Subdivision Map entitled TENTATIVE MAP LANDS OF MACHALE STONEBRIDGE SUBDIVISION herein referred to as the "Tentative Map"; and WHEREAS, the Tentative Map having been reviewed by any other public agencies entitled to do so, and the recommendations of any such public agencies having been considered by the City Council prior to its taking action on the Tentative map; and WHEREAS, the City Council having conducted a hearing concerning the Tentative Map and having considered the evidence presented at the hearing; and WHEREAS, the City Council having determine that the Tentative Map is in conformity with the requirements of Chapter 4 entitled "Subdivision" of Title 9 of the Los Altos Hills Municipal Code; and the Subdivision Map Act of the State of California commencing at Section 66410 of the Government Code; and WHEREAS, the City Council having read and considered the proposed conditions of approval concerning the Tentative Map which have been recommended by the Planning Commission, • • NOW, THEREFORE, IT IS HEREBY FOUND, ORDERED AND DETERMINED as follows: 1. The City Council of the Town of Los Altos Hills hereby approves the above-described Tentative Map subject to performance of and compliance with each of the Conditions of Approval which are set forth in Exhibit "A" attached hereto, entitled "Conditions of Approval Tentative Map", and which conditions are incorporated herein by reference and made a part of this Resolution as though set forth fully herein. Lands of MacHale 12350 Stonebrook Drive City Council Meeting of February 1 , 1989 Page 1 - January 12, 1989 EXHIBIT "A" LAND AND EASEMENT DEDICATIONS: 1 . The applicant shall dedicate road right-of-way to the Town to increase the total road right-of-way for Stonebrook Drive where it adjoins the property to 60 feet wide . The Final Map shall reflect this right-of-way dedication. 2. The applicant shall dedicate road right-of-way to the Town to increase the half-width right-of-way for Priscilla Court where it adjoins the property to 30 feet wide . The Final Map shall reflect this right-of-way dedication. 3 . A drainage easement shall be recorded to accomodate storm- water flowing from Lot 1 to Lot 2. The Final Map shall reflect this easement. 4. The applicant shall record an easement for Pacific Bell tel- ephone lines and maintenance to the satisfaction of Pacific Bell . The Final Map shall reflect this easement. 5. A Conservation Easement shall be recorded for the area from the earthquake fault alignment as shown on the Tentative Map to the easterly boundary of the subdivision. The Final Map shall reflect this easement . PUBLIC UTILITIES: 6. All utilities, including cable television , are to be un- dergrounded , per Municipal Code 9-1 .1105. 7. All lots shall be connected to Purissima Hills Water Dis- trict to the Purissima Hills Water District public water system prior to recordation of the Final Map. 8. All lots are to be connected to the Los Altos Sewer prior to recordation of the Final Map, or a bond to the satisfaction of the Director of Public Works posted to ensure connection prior to issuance of Building Permits . 9. All wells on the property shall be sealed in accordance with Santa Clara Valley Water District standards, and to the satisfaction of the Santa Clara Valley Water District. All wells on the property shall be shown on the Final Map, with a notation as to the disposition of each well . IMPROVEMENTS: 11 . A Type IIB pathway shall be constructed within the rights- of-way of Stonebrook Drive where it adjoins the subdivision, and of Priscilla Lane where it runs along the Northeast side of the subdivision. The work is to be shown on the improve- ment plans for the subdivision. The work is to be done prior to recordation of the Final Map, or a bond to the satisfaction of the Director of Public Works posted to ensure the completion of the required work prior to issuance of Site Development Permits. 12. Construction of the sanitary sewers are a portion of the im- provements for this subdivision . The plans for the sewer improvements shall be approved by the Town of Los Altos Hills and the City of Los Altos prio to recordation of the Final Map. GEOLOGY AND SOILS: 13. A Human Habitation Setback shall be recorded on the Final Map for the area of the fault zone as shown on the Tentative Map. A Deed Restriction shall be recorded with the Final Map and a note placed on the face of the Final Map noting the Human Habitation Setback from the fault, and the no building restriction within that setback. 14. Geotechnical Plan Review - The applicant' s geotechnical con- sultant shall review and approve all geotechnical aspects of the development plans ( i.e. , site preparation and grading, site drainage improvements and design parameters for founda- tions and roadways) to ensure that his recommendations have been properly incorporated. The results of the plan review shall be summarized by the geotechnical consultant in a letter and submitted to the City Engineer for review and approval prior to issuance of building permits . 15. The inspections should include , but not necessarily be limited to: site preparation and grading, site surface and subsurface drainage improve- ments, and excavations for foundations and retaining walls prior to the placement of steel and concrete . The results of. these inspections and the as-built conditions of the project shall be described by the geotechnical con- sultant in a letter and submitted to the City Engineer for review prior to final project approval . PLANNING AND ZONING: 16. All structures made non-conforming by the lot lines created by this subdivision shall be removed, or a bond provided to the satisfaction of the Public Works Director to ensure their removal , prior to recordation of the Final Map. 17. All oak trees shall be protected during the construction of subdivision improvements . FEES: 18. Storm Drainage Fund: 2 lots @ $ per lot 19 . Road In-Lieu Fee : 20. Path In-Lieu Fee : 21 . Park and Recreation Fee (Assessed Valuation : $ Total Fees : Fees to be calcu lated at the time of Final Map.
