RESOLUTION NO. 118-88
A RESOLUTION APPROVING TENTATIVE
SUBDIVISION MAP OF LANDS OF RIDGEVIEW ESTATES
RESOLVED, by the City Council of the Town of Los Altos Hills, County of
Santa Clara, State of California, that
WHEREAS, the City Council having examined the proposed Tentative
Map entitled
"LANDS OF RIDGEVIEW ESTATES"
herein referred to as the "Tentative Map"; and
WHEREAS, the Tentative Map having been reviewed by any other
public agencies entitled to do so, and the recommendations of any such public
agencies having been considered by the City Council prior to its taking action
on the Tentative map; and
WHEREAS, the City Council having conducted a hearing concerning the
Tentative Map and having considered the evidence presented at the hearing;
and
WHEREAS, the City Council having determine that the Tentative Map is
in conformity with the requirements of Chapter 4 entitled "Subdivision" of
Title 9 of the Los Altos Hills Municipal Code; and the Subdivision Map Act of
the State of California commencing at Section 66410 of the Government Code;
and
WHEREAS, the City Council having read and considered the proposed
conditions of approval concerning the Tentative Map which have been
recommended by the Planning Commission,
NOW, THEREFORE, IT IS HEREBY FOUND, ORDERED AND DETERMINED as
follows:
1. The City Council of the Town of Los Altos Hills hereby approves the
above-described Tentative Map subject to performance of and compliance
with each of the Conditions of Approval which are set forth in Exhibit "A"
attached hereto, entitled"Conditions of Approval Tentative Map", and which
conditions are incorporated herein by reference and made a part of this
Resolution as though set forth fully herein.
REGULARLY passed and adopted this 2nd day of November, 1988.

EXHIBIT "A"
LAND AND EASEMENT DEDICATIONS:
1 . The applicant shall dedicate the proposed Emerald Hill
Lane to the Town of Los Altos Hills as a Public Street.
2. The applicant shall dedicate to the Town of Los Altos
Hills that portion of Prospect Avenue which fronts the
site to a half street width of 30 ' .
3 . The applicant shall dedicate to the Town of Los Altos
Hills that portion of Stonebrook Drive which fronts the
site to a half street width of 30 ' .
4. The applicant shall record an easement for Pacific Bell
telephone lines and maintenance to the satisfaction of
Pacific Bell . The Final Map shall reflect this easement.
5. A Conservation Easement shall be recorded for that area
shown on the Tentative Map. The Final Map shall reflect
this easement .
6. The applicant shall dedicate to the Town of Los Altos
Hills a 10-foot wide pathway easement along Stonebrook
Drive as shown on the Tentative Map, to align with to
pathway easement on the Lands of Kava . The Final Map
shall reflect this easement.

The applicant shall construct a sanitary sewer line within the road rights-of-way
of Emerald Hill Court, Prospect Avenue and Stonebrook Drive to entry point of
the property known as the Lands of McCulloch Subdivision, TM. #4-87. The plans
and construction are to be approved by the.__Town..prior to the recordation of the

9. All lots shall be connected to Purissima Hills Water Dis-
trict to the Purissima Hills Water District public water
system prior to recordation of the Final Map.
10. All Fire Department conditions shall be met prior to ac-
ceptance of improvements by the Town. Location of fire
hydrants to be approved by the fire department and be
shown on the improvement plans .
11 . All wells on the property shall be sealed in accordance
with Santa Clara Valley Water District standards, and to
the satisfaction of the Santa Clara Valley Water Dis-
trict .
IMPROVEMENTS:
12. Emerald Hill Lane shall be improved to Town of Los Altos
Hills standards for a public street . The work is to be
shown on the improvement plans for the subdivision. The
work is to be done prior to recordation of the final map,
or a bond to the satisfaction of the Director of Public
Works posted to ensure the completion of the required
work prior to issuance of Site Development Permits.
13. A Type IIB pathway shall be constructed within the right-
of-way of Emerald Hill Lane and in the right-of-way of
Prospect Avenue where it runs through the subdivision.
The work is to be shown on the improvement plans for the
subdivision. The work is to be done prior to recordation
of the final map, or a bond to the satisfaction of the
Director of Public Works posted to ensure the completion
of the required work prior to issuance of Site Develop-
ment Permits .

14. The existing 12" culvert which crosses Prospect Avenue is
to be abandoned and an improved drainage swale is to be
constructed along Prospect Avenue to the corner of
Stonebrook Avenue . The work is to be shown on the im-
provement plans for the subdivision . The work is to be
done prior to recordation of the final map, or a bond to
the satisfaction of the Director of Public Works posted
to ensure the completion of the required work prior to
issuance of Site Development Permits .
15. A native path shall be cleared by the applicant on
Stonebrook Drive , within the easement . The work is to be
shown on the improvement plans for the subdivision. The
work is to be done prior to recordation of the final map,
or a bond to the satisfaction of the Director of Public
Works posted to ensure the completion of the required
work prior to issuance of Site Development Permits.

GEOLOGY AND SOILS:
16. A Human Habitation Setback shall be recorded on the Final
Map for the area of the fault zone as shown on the Tenta-
tive Map. A Deed Restriction shall be recorded with the
Final Map and a note placed on the face of the Final Map
noting the Human Habitation Setback from the fault, and
the no building restriction within that. setback.
PLANNING AND ZONING
17. All structures shall be removed prior to recordation of
the final map.
15.a. An inventory of all trees on this subdivision which are 20" circumference at
4' shall be made by a qualified tree surgeon and the need for trimming,
cabling and other protective steps shall be reported to the Director of
Public Works. Subdivider shall__perform the work prior to recordation of the
