HomeMy WebLinkAbout118-88 • • rt RESOLUTION NO. 118-88 A RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP OF LANDS OF RIDGEVIEW ESTATES RESOLVED, by the City Council of the Town of Los Altos Hills, County of Santa Clara, State of California, that WHEREAS, the City Council having examined the proposed Tentative Map entitled "LANDS OF RIDGEVIEW ESTATES" herein referred to as the "Tentative Map"; and WHEREAS, the Tentative Map having been reviewed by any other public agencies entitled to do so, and the recommendations of any such public agencies having been considered by the City Council prior to its taking action on the Tentative map; and WHEREAS, the City Council having conducted a hearing concerning the Tentative Map and having considered the evidence presented at the hearing; and WHEREAS, the City Council having determine that the Tentative Map is in conformity with the requirements of Chapter 4 entitled "Subdivision" of Title 9 of the Los Altos Hills Municipal Code; and the Subdivision Map Act of the State of California commencing at Section 66410 of the Government Code; and WHEREAS, the City Council having read and considered the proposed conditions of approval concerning the Tentative Map which have been recommended by the Planning Commission, NOW, THEREFORE, IT IS HEREBY FOUND, ORDERED AND DETERMINED as follows: 1. The City Council of the Town of Los Altos Hills hereby approves the above-described Tentative Map subject to performance of and compliance with each of the Conditions of Approval which are set forth in Exhibit "A" attached hereto, entitled"Conditions of Approval Tentative Map", and which conditions are incorporated herein by reference and made a part of this Resolution as though set forth fully herein. The applicant shall dedicate the proposed Emerald Hill Lane to the Town of Los Altos Hills as a Public Street. 2. The applicant shall dedicate to the Town of Los Altos Hills that portion of Prospect Avenue which fronts the site to a half street width of 30 ' . 3 . The applicant shall dedicate to the Town of Los Altos Hills that portion of Stonebrook Drive which fronts the site to a half street width of 30 ' . 4. The applicant shall record an easement for Pacific Bell telephone lines and maintenance to the satisfaction of Pacific Bell . The Final Map shall reflect this easement. 5. A Conservation Easement shall be recorded for that area shown on the Tentative Map. The Final Map shall reflect this easement . 6. The applicant shall dedicate to the Town of Los Altos Hills a 10-foot wide pathway easement along Stonebrook Drive as shown on the Tentative Map, to align with to pathway easement on the Lands of Kava . The Final Map shall reflect this easement. PUBLIC UTILITIES: including cable tv 7. All utilities/ are to be under rounded , per Municipal Code 9-1 .1105. The plans and construction are to be approved by the.__Town..prior to the recordation of the final map. Construction may be bonded against. All lots shall be connected to Purissima Hills Water Dis- trict to the Purissima Hills Water District public water system prior to recordation of the Final Map. 10. All Fire Department conditions shall be met prior to ac- ceptance of improvements by the Town. Location of fire hydrants to be approved by the fire department and be shown on the improvement plans . 11 . All wells on the property shall be sealed in accordance with Santa Clara Valley Water District standards, and to the satisfaction of the Santa Clara Valley Water Dis- trict . IMPROVEMENTS: 12. Emerald Hill Lane shall be improved to Town of Los Altos Hills standards for a public street . The work is to be shown on the improvement plans for the subdivision. The work is to be done prior to recordation of the final map, or a bond to the satisfaction of the Director of Public Works posted to ensure the completion of the required work prior to issuance of Site Development Permits. 13. A Type IIB pathway shall be constructed within the right- of-way of Emerald Hill Lane and in the right-of-way of Prospect Avenue where it runs through the subdivision. The work is to be shown on the improvement plans for the subdivision. The work is to be done prior to recordation of the final map, or a bond to the satisfaction of the Director of Public Works posted to ensure the completion of the required work prior to issuance of Site Develop- ment Permits . The existing 12" culvert which crosses Prospect Avenue is to be abandoned and an improved drainage swale is to be constructed along Prospect Avenue to the corner of Stonebrook Avenue . The work is to be shown on the im- provement plans for the subdivision . The work is to be done prior to recordation of the final map, or a bond to the satisfaction of the Director of Public Works posted to ensure the completion of the required work prior to issuance of Site Development Permits . 15. A native path shall be cleared by the applicant on Stonebrook Drive , within the easement . The work is to be shown on the improvement plans for the subdivision. See Below. GEOLOGY AND SOILS: 16. A Human Habitation Setback shall be recorded on the Final Map for the area of the fault zone as shown on the Tenta- tive Map. A Deed Restriction shall be recorded with the Final Map and a note placed on the face of the Final Map noting the Human Habitation Setback from the fault, and the no building restriction within that. setback. PLANNING AND ZONING 17. All structures shall be removed prior to recordation of the final map. 15.a. An inventory of all trees on this subdivision which are 20" circumference at 4' shall be made by a qualified tree surgeon and the need for trimming, cabling and other protective steps shall be reported to the Director of Public Works. Subdivider shall__perform the work prior to recordation of the final map or bond to insure thatthis work is done. The land proposed for subdivision is not now within the Town limits of Los Altos Hills and pre-zoning and annexation must take place prior to recordation of the Final Map and construction on the newly created lots.
