RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP .OF
THE LANDS OF CURRIE
RESOLVED, by the City Council of the City of the Town of Los Altos
Hills, County of Santa Clara, State of California, that
WHEREAS, the City Council having examined the proposed Tentative
Subdivision Map entitled
"Lands. of Currie O'Keefe Lane"
herein referred to as the "Tentative Map"; and
WHEREAS, the Tentative Map having been reviewed by any other
public agencies entitled to do so, and the recommendations of any such
public agencies having been considered by the City Council prior to
itstaking action on the Tentative Map; and
WHEREAS, the City Council having conducted a hearing concerning
the Tentative Map and having considered the evidence presented at the
hearing; and
WHEREAS, the City Council having determined that the Tentative •
Map is in conformity with the requirements of Chapter 4 entitled "Sub-
division" of Title 9 of the Los Altos Hills Municipal Code; and the
Subdivision Map Act of the State of California commencing at Section
66410 of the Government Code; and
WHEREAS, the City Council having read and considered the proposed
conditions of approval concerning the Tentative Map which have been
recommended by the Planning Commission,

NOW, THEREFORE, IT IS HEREBY FOUND, ORDERED and DETERMINED as
follows:
1. The City Council of the City of the Town of Los Altos Hills
hereby approves the above-described Tentative Map subject to perfor-
mance of and compliance with each of the Conditions of Approval which
are set forth in Exhibit "A" attached hereto, entitled "Conditions of
Approval Tentative Map" , and which conditions are incorporated herein
by reference and made a part of this Resolution as though set forth
fully herein.
REGULARLY passed. and adopted this 7th day of January ,
1987. .

EIGHT LOT TENTATIVE MAP
The Planning Commission at their meeting of November. 26, 1986,
recommended approval of the above subject Tentative Map with the
following conditions:
1. LAND AND EASEMENT DEDICATIONS:
1.A_. The owner shall dedicate public right-of-way for
O'Keefe Lane as shown on the subject tentative map., to the
satisfaction of the City Engineer.
1.B. The owner shall dedicate utility easements and storm
drainage easements to the satisfaction of the City Engineer.
1.C. The owner shall dedicate a 10 foot wide pathway ease-
ment within the property boundary along I-280, as- 14dd3-eated

1.E. The owner shall dedicate a 20 foot wide emergency ac-
cess easement to be located on Lot 4 from O'Keefe Lane along
the entire existing driveway to the most northerly property
boundary, to the satisfaction of the City Engineer and Fire
Department. .
2. FINAL GEOTECHNICAL AND SOILS REPORTS:
2.A. The applicant' s geotechnical consultant shall review
and approve all geotechnical aspects of the development plans
(i.e. , site preparation and grading, site drainage improve-
ments, and design parameters for foundations., retaining
walls; and roadways) to ensure that his recommendations have
been properly incorporated.

2.A. ; (cont. ) The results of the plan reviews shall besum-
marized by the geotechnical consultant in a letter and sub-
mitted to. the City Engineer for review and approval prior to
issuance of building permits.
2.B. The geotechnical consultant shall inspect, test (as
needed) and approve all geotechnical aspects of the project
construction. These inspections shall include, but not
necessarily be limited to: site preparation and grading,
site surface and subsurface drainage improvements, and ex-
cavations for foundations and retaining walls prior to place-
ment of concrete or steel.
The results of theseinspections and as-built conditions
shallbe described by the geotechnical consultant in a letter
and submitted to the City Engineer for review prior to final
project approval.
3. PUBLIC UTILITIES;
3.A. All public utilities shall be undergrounded.
4. SEWAGE DISPOSAL:
4.A. All lots in the subdivision shall be connected to
sanitary sewer.
5. IMPROVEMENTS:
5.A. Two fire hydrants shall be installed to serve the sub-
division at locations approved by the Los Altos Fire Depart-
ment, to the satisfaction of the Fire Department and City
Engineer, prior to final map recordation, unless bonded. In
any case, the fire hydrants shall be installed prior to is-
suance of any building permits within the subdivision.
5.B. Owner shall install a Type IIB pathway within the road.
right-of-way 'for O'Keefe Lane, to the satisfaction of the
City Engineer and P-aty*Committee, prior to final map

5.C. The pathway along I-280, described in Condition 1C,
shall be improved to the 'satisfaction of the PcLhwdy* Commit-
tee and City Engineer, prior to final map recordation, unless

5.D. Street, sewer mainextensions andstorm drainage im-
provements shall be designed and constructed to the satisfac-
tion of the City Engineer. Storm drainage improvements,
where they interface with the CalTrans facilities, shall also
meet the satisfaction of CalTrans. These conditions shall be
met prior to final map recordation, unless bonded.
5.E. O'Keefe Lane, from Dianne Drive to the Vista Serena
subdivision shall be upgradedto the standards of the remain-
der of O' Keefe Lane, as recommended in the traffic study by
Pang and Associates, September., 1986, Alternative 1, page 9 ,
to the satisfaction of. the City Engineer, prior to final map
recordation, unless bonded.
5.F. Noise mitigation measures to reduce outdoor and indoor
noise shall be approved by the site development committee and
constructed/Prior to final map recordation. The mitigation
measures shall potentially include walls, berms, and
landscaping, such as those recommended in the Edward L. Pack
Associates report. Agreements shall be entered into for any
required maintenance or for ensuring that building shell con-
trols are implemented if required, prior to recordation of

5.G. Landscaping of the subdivision shall be required and
approved by the Site Development Committee, with recommenda-
tion by the Environmental Design Committee, and the applicant
shall enter into an agreement with the Town for installation
and maintenance prior to final map recordation. Landscaping
plans shall be designed by a liscensed landscape architect
and shall be developed in accordance with the Town' s or-
dinances and adopted landscape policies.
5.H. The existing tennis court and stable (wood frame
structure) shall be removed prior to final map recordation,
unless bonded.
5.I . Applicant shall obtain a site development permit for
the proposed driveway entrance to Lot 4 prior to final map
recordation.

At their regular meeting on January 7, 1987, the City Council amended
Condition 1.D. to read as follows:
'The owner shall dedicate a Human an Habitation Setback Limit on the Final
Map to follow the 60 dB Ldn noise contour line, as measured on each lot
. in accordance with standards determined by the City Engineer and results found
acceptable to the City Engineer. If a proposed setback limit on any lot
makes it impossible to .providea building site circle then the tentative
map shall be resuhnitted for redesign. '
