RESOLUTION NO. 38-86
RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP OF
LANDS OF UGIE .
RESOLVED, by the City Council of the City of the Town of Los Altos
Hills, County of Santa Clara, State of California, that
WHEREAS, the City Council having examined the proposed Tentative
Subdivision Map entitled
"Tentative Map
Lands of UGIE, APN 175-39-002
Los Altos Hills,' Calif. "
herein referred to as the "Tentative Map" ; and
WHEREAS, the Tentative Map having been reviewed by any other
public agencies entitled to do so, and the recommendations of any such
public agencies having been considered by. the City Council prior to
its taking action on the Tentative Map; and
WHEREAS, the City Council having conducted a hearing concerning
the Tentative Map and having considered the evidence presented at the
hearing; and
WHEREAS, the City Council having determined that the Tentative
Map is in with the requirements of Chapter 4 entitled "Sub-
division" of Title 9 of the Los Altos Hills Municipal Code; and the
Subdivision Map Act of the State of California commencing at Section
66410 of the Government Code; and
WHEREAS, the City Council having read and considered the proposed
conditions of approval concerning the Tentative Map which have been
recommended by the Planning Commission,

NOW, THEREFORE, IT IS HEREBY FOUND, ORDERED and DETERMINED as
follows:
1. The City Council of the City of the Town of Los Altos Hills
hereby approves the above-described Tentative Map subject to perfor-
mance of and compliance with each of the Conditions of Approval which
are set forth in Exhibit "A" attached hereto, entitled "Conditions of
Approval Tentative Map" , and which conditions are incorporated herein
by reference and made a part of this Resolution as though set forth
fully herein.
REGULARLY passed and adopted this ' 19th day of March

The Planning Commission at their regular meeting of February 26, 1986, recommended
approval of the subject Tentative Map with the following conditions:
1. LAND AND EASEMENT DEDICATIONS:
1.A. The owner shall dedicate road right-of-way sufficient to create thirty
feet (30') from the centerline of the existing O'Keefe Lane right-of-way,
to the satisfaction of the City Engineer.
1.B. The owner shall dedicate a Conservation Faseuent thirty-five feet (35')

Tentative Map. No structures, grading or vegetation removal shall be
allowed except as required for flood control, or found canuatihle with
the goals of Site Development. All flood control improvements shall be -

2. FINAL GEOTECHNICAL AND SOILS REPORTS:

2.A. Detailed Geotechnical Investigation - The applicant shall retain the
services of geotechnical consultants to conduct a detailed geotechnical
investigation on Lot #2. This investigation ldk aM.MMress, but not *shall
necessarily be limited to: site preparation and grading, site surface
and subsurface drainage improvements, and design parameters for residen-
tial foundations, retaining walls, roadways, and the bridge. (AMENDED BY COUNC"1

The results of the geotechnical investigation shall be submitted to the
Town to be reviewed and approved by the Town Engineer and Geologist -
prior to issuance of site development and building permits.

2.B. Geotechnical
Plan Review _
The applicant's geotechnical, consultants
shall review and approve all geotechnical aspects of the development
plans (i.e. , site preparation, and grading, site drainage improvements,
and design parameters for foundations, retaining walls, roadways and
bridge) to ensure that their recommendations have been properly
incorporated.
The results of the plan review ssgilrl=be summarized by the geotechnical
consultants in a letter and submitted to the Town Engineer for review (gym '
and approval prior to issuance of Site Development and Building Permits. COUNCIL`

2.C. Geotechnical Field Inspection - The geotechnical consultants shall
inspect, test (as needed) , and approve all geotechnical aspects of
the project construction. The inspections shm ad-jinclude, but not *shall
necessarily be limited to: site preparation and grading, site surface
and subsurface drainage improvements, and excavations for foundations,
retaining walls, and the bridge prior to the placement of concrete and
steel. (AMENDED BY COUNCIL 3/19/86)
The results of these inspections and the as-built conditions of the
project shall be described by the geotechnical consultants in a letter
and submitted to the Town Engineer for review prior to final project
approval.
3. PATHWAYS:
3.A. The owner shall improve to a modified Type IIB standard a four to five
foot (4'-5') pathway along the entire frontage of O'Keefe Lane, within
the road right-of-way. The improvements shall include the clearing
and pruning of vegetation within the pathway. All improvements shall
be to the satisfaction of the Pathway Committee and City Engineer.
4. SEWAGE DISPOSAL:
4.A. Both lots shall connect to sanitary sewer system.
5. PUBLIC UTILITIES:

6. FLOOD CONTROL:
6.A. The owner shall improve Purissima Creek to the 1% flood capacity, per
recommendation of the Santa Clara Valley Water District (.SCVWD) . Flood
hazard mitigation plans shall be approved by SCVWD, the Site Development
Committee and the City Engineer prior to recordationof the final map.
Channel improvements shall require a Site Development Permit.

7.A. All non-conforming accessory buildings shall be removed on Lot #2,
prior to recordation of the Final Map.
