ORDINANCE NO. 283
AN ORDINANCE OF THE CITY OF THE TOWN OF LOS ALTOS HILLS
AMENDING CHAPTER 5 ENTITLED "ZONING" OF THE LOS ALTOS
HILLS MUNICIPAL CODE BY AMENDING SECTIONS 9-5.217 AND
9-5.703 CONCERNING SECONDARY DWELLINGS AND SECTION 9-
5.601 CONCERNING REQUIRED PARKING SPACES
The City Council of the City of the Town of Los Altos Hills
DOES ORDAIN as follows:
SECTION 1. AMENDMENT OF CODE.
Section 9-5.217 entitled "Secondary Dwelling" of Chapter 5 en-
titled "Zoning" of Title 9 of the Los Altos Hills Municipal Code is
hereby amended to read as follows:
SECTION 9-5.217. DWELLING, SECONDARY.
"Secondary dwelling" shall mean an attached or detached
living unit intended for occupancy by caretakers or nonpaying
guests or relatives of the property owners, which living unit
shall be erected or maintained on land in one ownership upon
which land has been erected or maintained a primary dwelling.
SECTION 2. AMENDMENT OF CODE.
Subsection (k) of Section 9-5.703 entitled "Conditional Uses
and Structures (R -A)" of Chapter 5 entitled "Zoning" of Title 9 of
the Los Altos Hills Municipal Code is hereby amended to read as follows:
SECTION 9-5.703. CONDITIONAL USES AND STRUCTURES (R -A).
(k) Secondary dwellings are subject to the applicable
provisions of this chapter and other laws. A secondary dwell-
ing shall be subordinate to and architecturally compatible with
the primary dwelling. The gross floor area of a secondary dwell-
ing shall not exceed one thousand (1,000) square feet if detached
from the primary

dwelling or six hundred (600) square feet if attached to the
primary dwelling•
One secondary dwelling on each parcel of land in one owner-
ship which is of at least one (1) acre in net area shall be per-
mitted if the secondary dwelling:
1. Is located on a parcel which has a sanitary sewer
system, or on a parcel with a private sewage dis-
posal system that is deemed to be adequate by the
Santa Clara County Health Department.
2. Will have an adequate water supply.
3. Will not have a significant adverse impact on
traffic flow and safety.
Any vehicular access to a secondary dwelling shall be by a
common driveway with the primary dwelling.
SECTION 3. AMENDMENT OF CODE.
Subsection (1) of Section 9-5.703 entitled "Conditional Uses and
Structures (R -A)" of Chapter 5 entitled "Zoning" of Title 9 of the
Los Altos Hills Municipal Code is hereby amended to read as follows:
SECTION 9-5.703. CONDITIONAL USES AND STRUCTURES (R -A).
(1) Town facilities specifically limited to administrative
office and council chambers.
SECTION 4. AMENDMENT OF CODE.
Section 9-5.601 entitled "Residential Uses" of Chapter 5 entitled
"Zoning" of Title 9 of the Los Altos Hills Municipal Code is hereby
amended to read as follows:
SECTION 9-5.601. RESIDENTIAL USES.
Each dwelling shall provide surfaced off-street parking
facilities for a minimum of four (4) cars including garage or
carport space. Each parking space shall be at least ten (10')
feet wide and at least twenty (20') feet long. Unobstructed
vehicular access shall be available to each space at all times.

SECTION 5. EFFECTIVE DATE. POSTING.
This Ordinance shall be in full force and effect thirty (30) days
after its passage, and shall be posted within the City of the Town of
Los Altos Hills in three (3) public places.
INTRODUCED at a regular meeting of the City Council held this 7th
day of DECEMBER, 1983, and, thereafter, PASSED AND ADOPTED at a regular
meeting of the City Council held this 21st day of December 1983,
by the following roll call vote:
