AN ORDINANCE OF THE CITY COUNCIL OF THE TOWN OF LOS ALTOS
HILLS AMENDING ORDINANCE NO. 78 OF SAID TOWN BY ADDING NEW
SECTIONS THERETO PERTAINING TO MINIMUM AREA OF STEEP LOTS AND
REPEALING ORDINANCE NO. 135.
The City Council of the Town of Los Altos Hills, California,
does hereby ordain as follows:
SECTION I. This ordinance is adopted pursuant to
Section 65858 of the Government Code of the State of California,
and the City Council of the Town of Los Altos Hills does hereby
find and determine that the Planning Commission of said City
is considering or studying or intends to study within a
reasonable time proposals relating to appropriate zoning
regulations for steep sites. This ordinance is therefor adopted
as an urgency measure to protect the public health, safety and
welfare of the Town of Los Altos Hills.
SECTION II. Ordinance No. 78 of the Town of Los Altos Hills
adopted December 4, 1962, is hereby amended by adding to Section
VIII thereof new subsections as follows:
"8:11 Special Rule for Steep Lots. In addition to the
general rule expressed in Section 8:10 above, the minimum
average net area of lots created in any subdivision after the
effective date of this ordinance, to be used for dwellings,
shall be not less than that certain acreage determined in accor-
dance with the following formulae:
1. Where the average slope of the parcel in per
cent determined by the contour measuring method is greater
than forty per cent (40%) the minimum average lot size shall
be two (2) acres and additional requirements may be imposed
following individual site studies.
2. Where the average slope of the parcel in per
cent determined by the contour measuring method is ten per
uooR�o&Fq�apNr cent (10%) or greater, but not greater than forty per cent

(40%), the minimum average lot size shall be determined in
accordance with the following formula:

where A is the area of parcel in net acres and S is the aver-
age slope of the parcel in per cent determined by the contour
measuring method.
3. For purposes of calculating the allowable number
of parcels and the allowable yield in any subdivision, no lot
which would be further subdividible under the foregoing formulae
will be included in the net total acreage of the subdivision.
8:12 Lot Design. None of the provisions hereof shall be
deemed to repeal or in any manner affect the regulations and
ordinances of the Town of Los Altos Hills with regard to lot
design and with regard to the maximum dimensions which may be
used for computation of area of lots.
8:13 Average Slope. For purposes of this ordinance the
average slope of a lot shall be determined, using generally
accepted engineering methods, according to the contour measure-
ment method using the following formula:

where I equals contour interval, L equals combined length of
contour lines in scale feet, A equals total included (gross)
acreage, S equals average slope in per cent."
SECTION III. Except as hereby amended, said Ordinance
No. 78 shall continue and remain in full force and effect.
SECTION IV. Ordinance No. 135 of the Town of Los Altos
Hills, California, adopted on January 15, 1968, and all
provisions of other ordinances of the Town of Los Altos Hills
inconsistent herewith are hereby repealed.

SECTION V. Being an urgency interim ordinance adopted
pursuant to Section 65858 of the Government Code, following
noticed public hearing held by the City Council of the Town
of Los Altos Hills, this ordinance shall be effective
immediately upon its adoption, and, shall, unless previously
extended, expire and be of no further force and effect one
(1) year from the date of adoption.
SECTION VI. This ordinance shall be posted in three (3)
public places within the Town of Los Altos Hills.
I HEREBY CERTIFY that the foregoing ordinance was
aopted as an urgency measure of the City Council of the Town
of Los Altos Hills at a regular meeting of said Council held
on April 1, 1968, by the following roll call vote:
