instances residential lots can accommodate swimming pools without requiring variances
from required setbacks. In order to provide guidance to those considering requesting
a variance for a swimming pool within the Town, the Planning Commission sets forth tne
following information:
1 . The Planning Commission envisions that the majoilty of normal subdivision :ots
Los Altos Hills have sufficient space for a house and a swimming pool ai:d
other normal accessory uses within normal setback requiremnts. On such a .
Commission believes swimming pools are appropriate uses.

3. In general , the Planning Commission is of the opinion
that variances from set-back requirements to permit
tennis courts are appropriate only in those instances
where minor intrusions into required set-backs are
required to accomodate a tennis court and the stringent
requirements of the zoning ordinance for granting a
variance can be met. In such instances , almost the
entire court can usually be accomodated within the
space defined by normal set-backs and the deviation
from required set-backs is minor. , If the requested
variance from set-backs is considerable , the Commission
is generally of the opinion that the subject lot is
of insufficient size , shape ,., or terrain to properly
accomodate a tennis court.

Subject : Draft Policy Statement Regarding Tennis Courts
on Residential Lots in Los Al toS fills
This policy statement sets forth, the opinion of the Plan-
ning Commission of Los Altos Hills as to the suitability
of residential lots within the town for tennis courts .
The Planning Commission recognizesthat the. zoning ordinance
permits tennis courts as accessory uses on residential.
lots . The Planning Commission has found , however, that
in most instances tennis courts on residential lots re-
quire variances from required set-backs in order to pro-
vide sufficient space . In order to provide guidance to
those wishing to construct tennis courts within the town,
the Planning Commission sets forth the following infor-
mation :
1. The Planning Commission does not envision many tennis_
courts being erected on residential lots within the. -
1 town because :
• a) the normal subdivision lot does not usually pro-

vide sufficient space for a house plus a tennis

court and other normal accessory uses ;
b) the comparatively steep terrain in the town usually
does not provide sufficient level space ;
e) substantial grading, which is inconsistent with
town objectives , is often required for tennis
court ;
d) a tennis court , which comprises 7 ,200 square feet
of surfaced area, is a large paved surface not
entirely consistent with the purposes of the zoning
ordinance ; and
e) tennis courts often have night lighting on tall
standards which is not consistent with the rural
qualities envisioned for the town.
2 . The Planning Commission recognizes that there are
some lots in the town that can support a tennis court

without adversely affecting the property on which the
court is located or adjoining properties . Such lots ,
in most instances , have tennis court sites which comply
with normal set-back requirements and variances are
not required. In such instances , the Planning Commis-
sion believes that tennis courts are appropriate uses.
