M. at the Town Hal, 26379 Fremont Rd., Los Altos Hills, California. ROLL CALL: PRESENT: Commissioners Garbett, Mellquist, Prentice, Chairman Hawley ABSENT: Commissioners Alter, Hibner Su INUTES: June 10, 1963. ACTION: Adopt !,minutes of Jane 10, 1963 as submitted. MOTION: Mellquist; SECOND: Prentice; VOTE: Passed unanimously June 15, 1963. ACTION: Adopt Minutes of June 15, 1963 as submitted. Louis Roselaar - Letter of June 20, 1963 requesting the Planning ommrssion oiscuss 'House Moving' in general and with regard to the request of L. Schwab and G. Morrison, ' Deferred to the end of the Agenda. 2. aaltz Realty - Letter of June 24, 1963 requesting permission for drrectiona signs for the property located at 12540 Robleda Road ACTION: That Taltz Realty be allowed to place directional siggno, as re- quested, for thirty (30) days (through July 24, 1963). MOTION: Melllgaist; SECOND: Prentice; VOTE: Passed unanimously 3, Richard N. Guelich, III - Letter of June 6, 1963, requested an ap- pointment for an informal study session to consider 'cluster develop- ment' of the property (100 acres) at the southeast corner of Page Mill and Arastradero Roads intersection. The Deputy Clerk was asked to have the matter placed on the Agenda 04, under Preliminary Discussion for the meeting of July 8, 1963. 1^NNOUNCEIvIENTS: None. VARIANCES: 1. Saks Andrew (V-146-63) _Request for Reduction in Setback i?ecuirement. The Deputy Clerk explained that Mr. Saks would like to add a second story to the existing residence which is forty-five feet (45') from centerline of Campo Vista Lane to be used as a studio and storage; that the existing building line will not be hanged: He reported that there were no objections from the adjoining property owners. RECOI,9AENDATION: That the request of Andrew Saks (V-146-63) for reduction Of setback line be approved as requested. MOTION: Mellquist; SECOND: Garbett; VOTE: Passed unanimously 2. Tincher Wm. A. (V-1463) - Request for Approval of Fence Ter_ Feet 1 in erg ']- round ennis Court. The Clerk explained that the adjoining neighbors had signed approval. RECOMMENDATION: That the request of Wm. _%. (V-148 Request for Reduction in Setback Require - men or e4dence. ,4r,Norton explained that he had not secured signatures of the property owners within the three hundred foot radial distance, stating that they were secured at the time the subdivision (under name o£ Bowen) was approved. fie further stated that, at the time the Council approved the subdivision map, they had stated that they would look with favor upon such a variance. Chairman Hawley asked if anyone: present wished to object. There were no objections. RECOMYMi0ATION: That the request of Wm. J. Ile said there were no ob- jections from any neighbors within the area. RECOLIENDATION: ?hat the request of Stanley ''eiss (V-149-63) for reduction to 20' from the property line and grading as requested be approved, con- tingent upon having off-street parking for four (4) cars, includ- ing a tarn around. The Deputy Clerk announced that due to lack of sufficient posting, the item will be on the Agenda of the next meeting. DIVISIONS O1' LAND: 1. Paddock R. L. (258-63) - Request for Subdivision Under Provisions of oectron >, o rdinance No. 69. Engr. John 'Z.2i1 ey. Riley explained that the parcel containing the house has been sold and that there is a buyer for the remaining parcel; at the present time, there is no intent or immediate plans to develop this parcel. In answer to question relative to access to the property, P.1r.. Riley explained that P r. 'h'. Benson, prospective buyer, would have access from his adjoining property. RECO',f IENDATION: That the Tentative Map of n. L. Paddock (258-63) for subdivision -.ander provisions Of Sec. 3, 3:40 of Ordinance No. 69 be approved. 'OTION: u2ellquist; SECOND: Prentice; VOTE: Passed unanimously 2. Olive Tree; Hi11 Unit 2 (259-63) 15 lots. Engr. J. Clegg. "r. Smith explained this request is to develop the Farrington property e,nich is outside the Town, adjoining the Olive Tree hillfurther s sbdivision; that the developers, would like to annex to the Town. ex- plained that they do not have access from a public road; that they access from Olive Tree Lane, a private road. The Commission concurredin that the Map did not meet the Town's stand- ards with regard to the following: Lots 2, 3, G 5 in Block "A" and Lots 5 d 5 in Block "B" would have to be conditional exception with rc-gerd to lot sizes; no trees are shown on the Map; there is no vicin- 6 itmap from which to locate the property; the length of the cul de sac road exceeds the limit of 850'. Mr. G. Dunn explained that the road extending from Olive Tree Lane has been constructed to Town Standards and would be deeded to the Town. -4 - jive Tree Hills cont'd. He further discussed plans for roads for a future subdivision of ad- joining property, and stated that there was no alternative road pat- tern. The development of the property was discussed with regard to proposed density, and the suggestion was made that the number of lots be re- duced to twelve (12) or thirteen (13) lots instead of fifteen (15). l2EC 0T,UvT:FNDAT I OTT : That the L?ap of Olive Tree hills Unit No. 2 (259-63) 15 lots be returned to the developer with the request that he resubmit the map with no more than twelve (12) lots. MOTION: Mellquist: Iuf,1dIDED BY: Prentice: That the Map be returned showing a cluster development, and that the graded road be of a standard suitable for consideration. POTION: Mellquist; SECOND: Prentice; VOPLL: Passed unanimously that the Map Committee meet with 11-r.
