ORDINANCE NO. 382 <br /> ORDINANCE OF THE <br /> TOWN OF LOS ALTOS HILLS AMENDING <br /> THE ZONING CODE REGARDING <br /> SLOPE DENSITY CALCULATIONS, <br /> BUILDING CIRCLE REQUIREMENTS, <br /> AND SERVICE USES AS CONDITIONAL USES <br /> WHEREAS, the City Council desires to amend its Zoning and Site <br /> Development Ordinance to clarify that lots must contain building <br /> circles to provide for adequate width and depth, to provide owners <br /> of lots with severely steep slopes the same .opportunities for <br /> development as other lots and to update the definition of services <br /> uses; <br /> NOW, THEREFORE, the City Council of the Town of Los Altos <br /> Hills does ORDAIN as follows: <br /> 1. AMENDMENT OF CODE. Section 10-1.501 of the Los Altos <br /> .Hill Municipal Code is hereby amended as follows: <br /> (a) No parcel shall have a net area less than 43,560 <br /> square feet; however, the minimum lot area required <br /> shall be determined by Section 9-1.604 of the Los <br /> Altos Hills Municipal Code. Any parcel created <br /> prior to January 1, 1980 which does not meet these <br /> minimum lot area requirements may be used by the <br /> owner of the parcel, or any successor in interest, <br /> as a site for the use permitted in the district, <br /> provided all other regulations for the district. are <br /> complied with, and such parcel has a minimum Lot <br /> Unit Factor of 0.5. Parcels which have a Lot Unit <br /> Factor ,of less than 0.5 will be allowed development <br /> only upon the issuance of a Conditional Development <br /> Permit. <br /> (b) Each lot shall contain a circle having a diameter <br /> of 160 feet inscribed totally within its net area. <br /> (c) Each lot shall contain an area of at least one <br /> (1.00) net acre within a circle no greater than 350 <br /> feet in diameter. <br /> 2. AMENDMENT OF CODE. Section 10-1.502 (-Development Area) <br /> of Article 5 (Area, Coverage, Height and Setback Limitation) of <br /> Chapter 1 .(Zoning) of Title 10 (Zoning and Site Development) of the <br /> Los Altos Municipal Code is hereby amended as follows: <br /> Except as provided in (c) and (d.) below, the amount of <br /> development area in square feet allowable. <br /> 1 3\1ah\ord\10-1.ord <br />
