(k) To assure that street rights-of-way are corridors of natural vegetation and terrain through <br /> which motorists and others can travel and retain the feeling of passing through a natural, <br /> undisturbed area, and that street rights-of-way are designed to form an important part of <br /> the natural and rural environment of the Town; <br /> (1) To provide paths and trails for the use, safety, and convenience of pedestrians, bicyclists, <br /> and equestrians desiring access to community facilities,travel throughout the community, <br /> and the enjoyment of the natural amenities of the community; <br /> (m) To minimize through traffic on residential streets; <br /> (n) To provide for the coordination of subdivision development with the provision of public <br /> facilities, such as parks, recreation areas, schools, and other types of community facilities. <br /> This chapter is enacted in accordance with the Subdivision Map Act,being Division 2, of <br /> Title 7, of the Government Code of the State of California, herein called the"Subdivision <br /> Map Act."(§ 1:20, Ord. 180, as amended by § I, Ord. 232, eff July 3, 1976) <br /> Article 2. Definitions <br /> 9-1.201 Scope. <br /> For the purpose of this chapter,unless otherwise apparent from the context, certain words <br /> and phrases used in this chapter are defined as set forth in this article and these shall control.Terms <br /> not defined in this article shall be as defined in Title 10, Chapter 1 of the Town Municipal Code. <br /> Terms defined neither in this article nor in Title 10, Chapter 1, shall be as defined in the <br /> Subdivision Map Act. Such definitions are incorporated in this article by reference and shall apply <br /> to such words and phrases used therein as though set forth in this article in full,unless the context <br /> clearly indicates a contrary intention. (§ 2:10, Ord. 180, as amended by § 1, Ord. 232, eff July 3, <br /> 1976) <br /> 9-1.202 Designated. <br /> Area, Gross. Gross area means the total land area included within the boundary of any <br /> parcel of land or lot, which boundaries are specified in the deed to the property, or as shown and <br /> delineated on a recorded final map, parcel map or record of survey on file in the office of the <br /> County Recorder. <br /> Area, Net. Net area means the gross area of any parcel of land, less panhandles and all <br /> public and private easements for vehicular access within the parcel,excluding easements primarily <br /> for maintenance and emergency access. Panhandles are defined separately. <br /> Average parcel slope means the value S, in percent, computed in accordance with <br /> subsection (b) of Section 9-1.604. <br /> Ordinance 572 Page 3 <br />
