ORDINANCE NO. 333 <br /> AN ORDINANCE OF <br /> THE TOWN OF LOS ALTOS HILLS <br /> AMENDING TITLE 11 OF TITLE 10 <br /> BY ADDING A SECTION REGARDING <br /> EXPIRATION OF CONDITIONAL USE PERMITS <br /> CONDITIONAL DEVELOPMENT PERMITS, AND VARIANCES <br /> WHEREAS, the Town believes that if conditional use permits, <br /> conditional development permits, and variances are not acted upon <br /> or used within a reasonable time, they should expire so that <br /> present circumstances can be taken into account into granting or <br /> denying such permit; <br /> NOW, THEREFORE, the City Council of the Town of Los Altos <br /> Hills does ORDAIN as follows: <br /> SECTION 1. AMENDMENT OF CODE. Article 11 of Title 10 of the <br /> Los Altos Hills Municipal Code is hereby amended by renumbering <br /> Section 10-1. 1112 to Section 10-1. 1113. <br /> SECTION 2. AMENDMENT OF CODE. Article it of Title 10 of the <br /> Los Altos Hills Municipal Code is hereby amended by adding <br /> Section 10-1. 1112 to read as follows: <br /> Section 10-1.1112.. Expiration <br /> (a) Any conditional development permit or variance <br /> granted in accordance with this Article shall expire <br /> unless a building permit has been procured within one (1) <br /> year of the effective date of the conditional development <br /> permit or variance. Any conditional use permit granted <br /> in accordance with this Article shall expire unless the <br /> authorized use has been commenced at the site within one <br /> (1) year of the effective date of the use permit. <br /> (b) Demolition or substantial alteration of struc- <br /> tures authorized by a variance or conditional development <br /> permit ,shall void the variance or conditional develop- <br /> ment permit, unless all permits necessary to replace or <br /> repair the structures in essentially the same form as <br /> originally authorized are acquired within one (1) year of <br /> the destructive or damaging incident. <br /> (c) Cessation of activity at the site of a condi- <br /> tional use permit for more than one (1) year shall void <br /> the use permit. <br /> 1 <br />
