ORDINANCE NO. 337 <br /> AN -URGENCY ORDINANCE OF THE CITY COUNCIL <br /> OF THE TOWN OF LOS ALTOS HILLS <br /> EXPANDING THE CRITERIA FOR WHEN <br /> CONDITIONAL DEVELOPMENT PERMITS ARE NECESSARY <br /> WHEREAS, due to the difficulty of accommodating development <br /> on substandard lots which have a Lot Unit Factor of .50 or less, <br /> a conditional development permit is required; and <br /> WHEREAS, development is also difficult to accommodate on <br /> lots with a human habitation setback; and <br /> WHEREAS, these additional restraints also merit special <br /> consideration through the conditional development permit process; <br /> and <br /> WHEREAS, the City intends to consider the appropriateness of <br /> the conditional development permit process for lots with these <br /> additional restraints; and <br /> WHEREAS, until this consideration is completed and the <br /> zoning ordinance amended, processing of lots so constrained <br /> without a conditional development permit would conflict with the <br /> City's contemplated amendment to the Zoning Code; and <br /> WHEREAS, the City Council has determined for these reasons <br /> that the development of such lots without a conditional <br /> development permit represents a current and immediate threat to <br /> the public health, safety and welfare; and <br /> WHEREAS, this ordinance is adopted pursuant to Government <br /> Code Section 65858 (a) allowing the adoption of such urgency <br /> ordinances by a four-fifths vote of its legislative .body; <br /> NOW, THEREFORE, the City Council of the Town of Los Altos <br /> Hills does ORDAIN as follows: <br /> SECTION 1. AMENDMENT OF CODE. Section 10-1.1107 (3) <br /> entitled "Conditional Development Permits: Approval; Condition" <br /> of Chapter 1, "Zoning" of Title 10, "Zoning and Site Development" <br /> of the Los Altos Hills Municipal Code is hereby amended by <br /> amending subsection (a) to read as follows: <br /> (a) Due to the difficulty of accommodating development on <br /> substandard lots which meet the objectives and standards of <br /> the Town, any lot which has a Lot Unit Factor of .50 or less <br /> shall require a conditional development permit from the <br /> Planning Commission or other Council-designated authority. <br />
