The net acreage of the property (for development purposes) is thereby <br /> reduced to 2.222 acres. <br /> The property contains a tributary of <br /> Matadero Creek. The proposal complies <br /> with Section 10-2.702; all portions of the <br /> proposed residence and driveway pavement <br /> ., are a minimum of 25 feet from the top of <br /> the creek bank. This portion of Matadero <br /> .:_� "'►'� Creek is not within the jurisdiction of the <br /> Santa Clara Valley Water District <br /> (SCVWD) and permits from SCVWD are <br /> not required for this project. <br /> Natural swale and Matadero Creek. <br /> The property contains portions designated as Open Space Conservation Area (OSCA) per <br /> the General Plan Land Use Diagram (see attached). The OSCA roughly follows the <br /> Matadero Creek Bank and associated vegetation. The creek bank meanders along the <br /> property's southern boundary for a distance of approximately 1,000 feet. The applicant <br /> has offered an Open Space Easement (see graphic attached) over approximately 30,000 <br /> square feet of the property in this area. The <br /> vegetation pattern along the creek bank forms aI <br /> natural boundary that the easement will follow. <br /> The Open Space Easement will cover an area <br /> from the top of the creek bank to the canopy <br /> line on the east side of the Matadero Creek <br /> Bank (on the subject property only) and run _ <br /> along the southern property line approximately <br /> 1,000 linear feet (parallel to the creek bank). <br /> The canopy line varies in width and proximity " - -max <br /> to the creek bank and so may the easement line.
