Owner is the owner in fee simple of a certain parcel of real property <br /> • (known as the "Property"), comprised of approximately 10.9 acres in the Town of Los <br /> Altos Hills, (APN 182-31-065),more particularly described in Exhibit A attached hereto. <br /> The Property is one of several that combine to form a continuous band of <br /> naturally wooded hills stretching from the Stanford foothills to Highway 280. It provides <br /> views of the native hills from a variety of external viewpoints, is richly populated with <br /> many native species of trees and plants, is a habitat for indigenous wildlife, and provides <br /> wildlife corridors("Conservation Values"). The property also contains certain permanent <br /> structures that are low-lying, non-obtrusive and are compatible with the rural, wooded <br /> open space character of the property. The structures including the main residence have <br /> potential historical and cultural significance in that they are more than 50 years old, and <br /> were designed by notable Bay Area architects. The relevant features of the Property are, <br /> or will be, documented in an inventory ("Baseline Documentation") on file with the <br /> Town. <br /> B. Town has adopted a General Plan and, pursuant thereto,may accept grants <br /> of conservation easements on privately owned lands lying within the Town. <br /> C. Town finds this conservation easement to be consistent with the Town's <br /> General Plan and in the best interests of the Town. <br /> Crozier Hogle Conservation Easement 1 <br />
