3.1 <br /> TOWN OF LOS ALTOS HILLS January 17, 2008 <br /> Staff Report to the Planning Commission <br /> RE: SITE DEVELOPMENT PERMIT FOR A NEW 10,975 SQUARE FOOT TWO <br /> STORY RESIDENCE, 960 SQUARE FOOT SECONDARY DWELLING UNIT, <br /> TENNIS COURT, SWIMMING POOL, AND HORSE BARN; LANDS OF LOS <br /> ALTOS HOMES LLC; 26462 PURISSRvIA ROAD; FILE#166-07-ZP-SD-GD. <br /> FROM: Brian Froelich, AICP, Associate Planner <br /> APPROVED BY: Debbie Pedro,AICP,Planning Director <br /> RECOMMENDATION: That the Planning Commission: <br /> Approve the requested Site Development Permit for the new residence, subject to the <br /> conditions of approval in Attachment 1. <br /> ALTERNATIVE: <br /> Continue the project to a future Planning Commission hearing and direct the applicant to <br /> work with neighbors to address the issues raised. <br /> BACKGROUND <br /> The subject property is located on the west side of Purissima Road. The flag shaped <br /> property has a net size of 2.00 acres. The site is undeveloped with an average slope of <br /> 7.3%. The site is largely devoid of trees except a row of pine trees that will be preserved. <br /> The proposal complies with all of the Town's development standards and was heard at a <br /> Fast-Track hearing on October 23, 2007. Nine neighbors attended the hearing and voiced <br /> project concerns. that were not resolved,and the hearing was rescheduled for Planning <br /> Commission review.The applicant has met with neighbors to discuss and attempt to.work <br /> through the issues since the October hearing. <br /> CODE REQUIREMENTS <br /> Per Section 10-2.1305.1 (c), The Planning Director shall submit an application for a <br /> project to the Planning Commission if the Director determines that there is substantive <br /> neighborhood opposition to the project. <br /> DISCUSSION <br /> Site Data: <br /> Gross Lot Area: 2.032 acres <br /> Net Lot Area: 2.004 acres <br /> Slope:Average e: 7.3% <br /> P <br /> Lot Unit Factor: 2.002 <br />
