The design, however, does not include a basement. The <br /> exterior materials include smooth stucco and concrete file roof. <br /> The proposed residence complies with floor area, development area, setback, and height <br /> standards per Title 10 of the Municipal Code. The proposal would also comply with the <br /> recently heard Estate Homes Ordinance (although the timing of this review makes this <br /> proposal exempt from the Estate Homes requirements). <br /> Driveway&Parking <br /> The proposed driveway will enter from Purissima Road and extend approximately 400 <br /> feet to the residence. The building design incorporates an attached, four (4) car garage <br /> and one uncovered parking space. The proposed driveway conforms to Fire Department <br /> standards for a Fire Truck Turnaround. <br /> Outdoor Li hting <br /> Outdoor lighting is shown on the floor and elevation plans (sheets A-2.1 and A-3.3). <br /> Standard lighting is requested, with two (2) per double door exit,.1 light per single door <br /> exit, and building perimeter lighting. The standard lighting condition (#4) for outdoor <br /> lighting, requires that fixtures be downshielded or have frosted/etched globes. The <br /> applicant will submit landscape lighting details with the required landscape screening <br /> plan. <br /> Accessory Structures <br /> The applicant proposes to fally develop the site. The proposal includes: <br /> • A detached single-story secondary dwelling totaling 960 square feet sited to the <br /> southwest of the main residence. <br /> • Swimming pool and pool decking totaling 3,120 square feet of development area <br /> south of the main residence. <br /> • A tennis court totaling 3,520 square feet of development area. <br /> • A horse stall totaling 215 square feet of development area. <br />
