l <br /> W To assure that street rights-of way are corridors of natural - vege- <br /> tation and terrain through which motorists and others can travel and retain <br /> the feelfng of passing through a natural , undisturbed area, and that street <br /> rights-of-way are designed to form an important part of the total open space <br /> environment of the Town; <br /> (T) To provide paths and trails for the use, safety, and convenience <br /> of pedestrians, bicyclists , and equestrians desiring access to community facil- <br /> ities, travel throughout the community, and the enjoyment of the natural amen- <br /> ities of the community; <br /> �m) To minimize through traffic on residential streets ; <br /> n) To provide for the coordination of subdivision development with the <br /> provision of public facilities, such as parks, recreation areas, schools, and <br /> other types of community facilities. <br /> This Cha ter is- enected: ,in.accordaric <br /> p e with the Subdi,visaon Map Act, being <br /> Division 2, of Title 7, of the Government Code of the State of California, <br /> herein called the "Subdivision Map Act". <br /> Section 9-4.103. Objectives. As the terrain within the Town corporate limits <br /> remaining .to be developed generally has an average slope, as defined hereinaf- <br /> ter, in excess of fifteen percent (15%) , the following Articles in this Chapter <br /> are designed to accomplish the objectives as set forth in Section 9-4.102. <br /> These Articles are designed to accommodate development of all remaining unde- <br /> veloped areas having an average slope from level to fifty-five percent (55%) . <br /> ATTICLE II. DEFINITIONS <br /> Sectiori '9=4:201 : " Scope, For the purpose of this Chapter, unless otherwise <br /> apparent from the context, certain words and phrases used in this Chapter are <br /> defined as set forth in this Article and these shall control . Terms not here- <br /> in defined shall be as defined in Chapter 5 of Title 9 of the Town of Los <br /> Altos Hills Municipal Code. Terms neither defined herein nor in said Chapter <br /> 5, Title 9, shall be as defined in the Subdivision Map Act. Such definitions <br /> are incorporated herein by reference and shall apply to such words and phrases <br /> used therein as though set forth herein in full , unless the context clearly <br /> indicates a contrary intention. <br /> Section '94:202: Advisor Aeric "Advisory Agency" shall mean the official <br /> body charge with the duty of making investigations and reports on the design <br /> and improvements of proposed divisions of land. The advisory agency shall re- <br /> port Tts investigations and actions directly to the City Council . The Planning <br /> Commission is designated as the official body for making such reports and in- <br /> vesti,gations to the City Council . <br /> Section"9=4:203: Area, 'Gross. "Gross Area" shall mean the total land area <br /> included within the boundary of any parcel of land or lot, which boundaries <br /> are specified in the deed to the property, or as shown and delineated on a <br /> recorded Final Map, Parcel Map or Record of Survey on file in the office of <br /> the County Recorder. <br /> Section 9-4.204. Area , Net. "Net Area" shall mean the gross area of any par- <br /> cel of land less all public' or private easements for vehicular access not for <br /> the exclusive use of the parcel on which the easement or easements are located, <br /> excepting easements for joint -and common�idri veways . <br /> - 2 - <br />
