I. To insure at the time of subdivision the provision of adequate <br /> water supply, storm drainage, sewage disposal, and other utilities, <br /> services and improvements needed as a consequence of the division <br /> of land; <br /> J. To insure that governmental costs are minimized by requiring the <br /> installation of improvements of adequate size and quality; <br /> K. To provide streets of adequate capacity with appropriate improve- <br /> ments, to provide access to abutting property, to carry the <br /> anticipated traffic, and to insure that streets are designed so <br /> as to minimize safety hazards to vehicles and their occupants, <br /> pedestrians and equestrians; <br /> L. To assure that street rights-of-way are corridors of natural <br /> vegetation and terrain through which motorists and other can <br /> travel and retain the feeling of passing through a natural, <br /> undisturbed area, and that street rights-of-way are designed to <br /> form an important part of the total open space environment of <br /> the Town. <br /> M. To provide paths and trails for the use, safety and convenience of <br /> pedestrians, bicyclists and equestrians desiring access to community <br /> facilities, travel throughout the community, and enjoyment of the <br /> natural amenities of the community; <br /> N. To minimize through traffic on residential streets; <br /> O. To provide for the coordination of subdivision development with <br /> the provision of public facilities, such as parks, recreation <br /> areas, schools and other types of community facilities. <br /> SECTION II. DEFINITIONS. <br /> 2:10: The following terms are defined for use in this Ordinance: <br /> A. "Building Site". That portion of a lot on which a residence may <br /> be placed so as to conform with this Ordinance and all building, <br /> sanitary, zoning, and other regulations. <br /> B. "Lot". A unit of land shown as a lot on a final recorded map or <br /> parcel map. <br /> C. "Owner". Any individual, firm, association, syndicate, co- <br /> partnership, corporation, trust, or any other legal entity having <br /> sufficient proprietary interest in the land sought to be divided, <br /> to commence and maintain proceedings to divide the same under this <br /> Ordinance. <br /> D. "Parcel". A parcel consists of all contiguous land held in one <br /> ownership as indicated in the records of the County Recorder_ <br /> -2- <br /> Ord. #180 <br />
