E. "Road", A way for vehicular traffic whether designated as a road,
<br /> lane, street, avenue, way, place, highway, thoroughfare, or
<br /> otherwise.
<br /> F. "Subdivider". Any individual, firm, partnership, corporation, or
<br /> other legal entity commencing proceedings under this Ordinance to
<br /> effect a subdivision of land hereunder for himself or for another
<br /> or others.
<br /> G. "Subdivision". Any land, improved or unimproved, or portion thereof,
<br /> shown on the last preceding tax roll as a unit or as contiguous
<br /> units, which is divided for the purpose of sale, mortgage or lease,
<br /> whether immediate or future.
<br /> H. "Subdivision Committee". The Subdivision Committee shall be
<br /> composed of the Chairman of the Planning Commission or his
<br /> designated representative, the City Manager, Town Engineer, Town
<br /> Planner, Chairman of the Pathway Committee, Fire Department
<br /> Representative and Health Officer.
<br /> I. "Town". The Town of Los Altos Hills.
<br /> J. "Town Standards". Specifications of the Town for Engineering,
<br /> which have been established by the City Council.
<br /> K. The definitions and meaning of other words which appear in the
<br /> Subdivision, Map Act of the State of California such as but not
<br /> limited to "County Surveyor Advisory Agency, Design, Improvement,
<br /> Tentative Map, Final Map, Record of Survey Map", are adopted as
<br /> definitions of said words whenever they. appear in this Ordinance.
<br /> SECTION III. GENERAL PROVISIONS.
<br /> 3:10: Authority. No division of land shall be made within the corporate
<br /> limits of the Town of Los Altos Hills except in conformity with the applicable
<br /> provisions of this Ordinance and of the State Map Act.
<br /> 3:15: Interpretation of Subdivision Ordinance. Whenever any provision
<br /> of this Ordinance and any other provision of Town law, whether set forth in
<br /> this Ordinance or in any other law, ordinance or resolution of any kind,
<br /> impose overlapping or contradictory regulations over the subdivision of land,
<br /> or contain any restrictions covering any of the same subject matter, that
<br /> provision which is more restrictive or imposes higher standards or require-
<br /> ments shall govern.
<br /> 3:20: Building Permits. No building permits shall be issued for any
<br /> structure, nor shall any permit be issued by the Health Department for any
<br /> septic tank or sewage disposal system, within a subdivision, until it has
<br /> been approved and Final Map thereof has been recorded..
<br /> 3:30: Sale of Lots. It is unlawful for any person to offer to sell,
<br /> mortgage or lease, to contract to sell, mortgage or lease, or to sell,
<br /> mortgage or lease any subdivision or any part thereof until a Final Map or
<br /> Parcel Map thereof, in full compliance with the provisions of this Ordinance,
<br /> has been duly recorded or filed in --the Office of the Recorder of Santa Clara
<br /> County.
