Staff Report to the Planning Commission <br /> Lands of Nicholson and Yang + <br /> June 10,2004 <br /> Page 2 of 4 <br /> DISCUSSION <br /> Parcel A is a 12.56 acres parcel located directly south of Highway 280. The property is <br /> currently undeveloped with access provided by an ingress egress easement on the adjacent <br /> property to the east (Lands of California Water Service Company). Parcel B (11639 <br /> Dawson Drive) is developed with a single-family residence, a pool, and an accessory <br /> building. Access to this property is provided by a driveway off of Dawson.Drive. <br /> The applicants are proposing to adjust the boundaries between the two parcels which will <br /> result in an exchange of approximately 1,500 sq. ft. between the two properties. The <br /> Town has recently received an application from the owner of Parcel A to subdivide the <br /> 12.56 acres parcel and the lot line adjustment will facilitate future access to the upper <br /> portion of the lot from Dawson Drive.
