Planning Commission <br />Lands of Eshghi <br />Apn114,2005 <br />Page 3 of I 1 <br />Grading and Drainage <br />The Engineering Department has reviewed the revised grading and drainage plans and <br />concluded that they are generally in conformance with the Town's grading policy and <br />drainage requirements. Several minor issues must still be addressed, however, and Condition <br />#13 requires that final grading and drainage plans be submitted and approved prior to <br />acceptance of plans for building plan check. <br />SUMMARY <br />In response to the Planning Commission's comments, the applicants have redesigned the <br />proposed residence to minimize setback encroachments and to relocate the driveway to <br />Fremont Road. The house and parking area will be screened by existing trees and shrubs as <br />well as new landscaping required under Condition #2. <br />Staff recommends approval of the requested Site Development Permit, Conditional <br />Development Permit and Setback Variance based on the attached findings and subject to the <br />attached conditions of approval. <br />AT7ACHMl3NTS <br />1.
