Williams, Planning Director <br /> RECOMMENDATION That the Planning Commission: <br /> • <br /> Approve the requested Site Development Permit, subject to the recommended conditions. <br /> BACKGROUND <br /> The subject property is located on the north side of Altadena Drive between Kingsley. <br /> Way and Manuella Road. The lot was created as part of an 1899 subdivision. The Town <br /> has a Record of Survey on file for the property. There do not appear to be any recorded <br /> easements on the property although the complete title report has not yet been received. <br /> The adjacent lot at the corner of Kingsley Way and Altadena Drive has a new residence <br /> under construction (Lands of Clevenger). Other surrounding properties are all developed <br /> with single family homes and related uses. <br /> There is a portion of the existing house that encroaches into the east side yard setback. <br /> This end of the house is presently a two-car garage, and is proposed to be converted to <br /> living space. <br /> CODE REQUIREMENTS <br /> In accordance with Section 10-2.301 of the Site Development Ordinance, the proposed <br /> project has been referred to the Planning Commission for review as it includes additions <br /> totaling more than 1500 square feet. Criteria for review from the Site Development <br /> Ordinance include grading, drainage, building siting, pathways, landscape screening and <br /> outdoor lighting.
