Planning Commission <br /> Lands of Ewald <br /> May 13, 1998 <br /> Page 3 <br /> Outdoor lighting will consist of two downlights at the front entry, three lights at the <br /> garage and one light at all other exits. Lighting specifications will be reviewed and <br /> approved by staff prior to acceptance of plans for building plan check (condition #2). <br /> The standard skylight condition has also been included (#6). <br /> Parking & Driveway <br /> The existing driveway would be removed and a new circular driveway installed. The <br /> garage entry has been angled so that it does not directly face the street as the existing <br /> garage does. Three of the required four on-site parking spaces are being provided in the <br /> garage, and there is a parking bay off the circular driveway where two more vehicles can <br /> park. The center portion-of the circular driveway and most of the backup area for the <br /> garage has been kept out of the setbacks. The site is relatively flat, and there will not be <br /> any retaining walls for the driveway. There is adequate space left for landscape screening <br /> around the driveway and backup area. <br /> Grading and Drainage <br /> The Engineering Department has reviewed the plans and has recommended conditions of <br /> approval, as specified in Attachment 1. The only grading which is required to construct <br /> the first floor additions is minimal excavation for the new foundation and minor re- <br /> contouring for the driveway. The cut and fill volumes are 210 cubic yards each. <br /> Drainage is shown to be directed towards Altadena Drive where a swale will be installed <br /> to collect the run-off from the site and keep it from running over the path. This is the <br /> same design as on the adjacent Clevenger property. Final grading and drainage will be <br /> reviewed by the Engineering Department, and any deficiencies will be required to be <br /> corrected, prior to final inspection. <br /> Fire Department Review <br /> The Fire Department has requested that the property address be clearly visible from <br /> Altadena Drive (see Attachment 2). The flow capacity of the closest hydrant is not <br /> adequate for a home of the proposed size and fire sprinklers or an additional hydrant will <br /> be required. The Fire Department recommendations have been incorporated into the <br /> conditions of approval. <br /> Committee Review <br /> The Pathways Committee has requested that a Type IIB path to be constructed along <br /> Altadena Drive (see Attachment 4). The path will connect the existing path on the . <br /> adjacent Clevenger property. The driveway will need to be roughened where it crosses <br /> the path. Condition#17 requires the pathway to be constructed and approved along with <br /> the driveway roughening, prior to final inspection. <br /> The Environmental Design Committee comments were discussed in the landscape and <br /> lighting section above (see Attachment 3). <br /> Staff is available to answer any questions from the Commission or any member of the <br /> community. <br />
