The existing 474 square <br /> foot garage and a 472 square foot accessory building would be removed. The existing <br /> house is one-story. The proposed design is a split level, with the second floor area above <br /> the carport. <br /> The project would change the character of the residence from a ranch style to a <br /> Mediterranean design. The second story would comprise 25% of the total floor area. <br /> The existing trees and vegetation provide good screening of the site from neighbors. <br /> Surrounding homes are located a sufficient distance from the applicant's home so as to <br /> not be visually impacted, and several neighbors' homes are at higher elevations. None of <br /> the adjacent homes have view windows oriented towards the applicant's property. <br /> Exterior materials would consist of horizontal wood siding, wood windows and trim and <br /> cement fiber shake roofing. Exterior colors have not been chosen. Staff will review the <br /> exterior colors and materials for compliance with the Town's color policy prior to <br /> acceptance of plans for building plan check. <br /> Because the garage is to be removed and the carport constructed in its place, the house <br /> would be only two feet closer to the east property line than the existing, although this is <br /> the two-story portion. The project architect has attempted to keep the house profile down <br /> by minimizing the height. The existing house is 13 to 17 feet high depending upon where <br />
