Williams, Planning Dire t�or1 <br /> RECOMMENDATION That the Planning Commission: <br /> Approve the requested site development permit as submitted, subject to the recommended <br /> conditions in Attachment 1. <br /> BACKGROUND <br /> The subject property is located on the northwest corner of Wildflower Lane and Wildcrest Drive. <br /> The gross lot area of 1.62 acres is reduced to 1.27 acres due to exclusion of right-of-way. A fire <br /> occurred on February 1, 1998, destroying most of the existing residence on the property. The <br /> destroyed building has not been removed due to a pending arson investigation. The shell of the <br /> fire damaged house, attached garage, and a detached storage building will be demolished prior to <br /> construction of the new residence. The pool and decking will remain on the property. The <br /> existing floor and development area exceeds what is allowed for the property based on current <br /> slope density calculations. The house, pool and other improvements on the site were all <br /> constructed with Town approval and permits. Surrounding properties are all developed with <br /> single-family residences. <br /> CODE REQUIREMENTS <br /> As required by Section 10-2.301 of the Site Development Ordinance, this application for a new <br /> residence has been forwarded to the Planning Commission for review and approval. Criteria for <br /> review from the Site Development Ordinance include grading, drainage, building siting, <br /> pathways, landscape screening and outdoor lighting. Zoning Code review encompasses <br /> compliance with floor and development area requirements, setbacks, height and parking. <br />
